My favourite new waterfront project is starting to rise and the “waves” of 3XN’s stunning design are starting to appear. As the materials mock-up below suggests (curved glass and curved terracotta-coloured cladding and balcony guards)… this one is bound steal the show in the East Bayfront. Can’t afford to live there of course, but content to gaze longingly at this jewel on the lake ;-).

A dramatic change for Bayview Avenue from Gairloch who have a number of other excellent designs underway and in the approvals* pipeline (see *15 Hollis below).

Site demolition was completed a couple of months ago and shoring well underway.

One of 2 high-rise projects from Gairloch, this one was appealed to the Ontario Land Tribunal but a revised submission is now the subject of a confidential report to Council which suggests an agreement has likely been reached.

Given Gairloch’s great mid-rise design portfolio, I expect the early renderings from this developer will be enhanced from the rather aA utilitarian images seen so far.

The randomly placed square windows on the Teeple design on Queen look very clunky.

The latest version of 36 Eglinton is an improvement.

Wow, those Aqualuna Bayside facade mockups are amazing. Love the materials and textures. Agreed that this will be a stunner.

36 Eglinton West went from a gorgeous sophisticated design to yet another bland forgettable building. I knew it was too good to be true.

I honestly don't know why they bother baiting people with beautiful designs they know will never get built. All they're doing is exacerbating people's disappointment by raising expectations. For every 30 architecturally exceptional designs, ~29 end up stripped of practically every feature that made them visually appealing. Aqualuna is one of the rare instances where they're delivering a top notch design.

The podium on the previous design of 36 Eglinton West was a jumbled mess full of random cutouts.

I agree that Aqualuna is exciting.

Sad day for super-tall geeks as noted by koops… this one has been chopped by 61 metres down to 254 metres (still no slouch). The DREAM project had a very large office component here which no longer makes sense demand-wise so they’ve switched to a mostly residential tower. No new rendering but I suspect it will look similar to the super-tall version below… but shorter.

If there’s a any positive in this news… Gehry’s 2 tower FORMA just to the west of 212 King W will stand out even more and SHoP Architects are still on board for the re-design.


Original 312m version below. The 3 heritage buildings will still make this an inviting frontage along King (don’t know the fate of the tall atrium planed between 2 of the buildings).

The truncation of 212 King is such a letdown. It will look silly if it still has that rotund section on the bottom.

I quite like the elegant tapering outwards from the podium to the tower. A refreshing change from the typical brutally cantilevered tower and ugly concrete columns hanging over the heritage element.

Unfortunately, however, I don't think what gets built will remotely resemble the rendering.
