I hope to see that area become a residential enclave like Chicago’s river east where they basically decked over the utility, parking and logistics areas and filled the rest with public green space and towers. I know it would be difficult to lace this area back into the street grid which is why the enclave format might work. Plus there’s a DPM station so access to other downtown areas would be convenient.

I wonder what Detroit could do if they could demolish Cobo Hall. There's a lot of prime riverfront real estate that is essentially an empty parking garage most of the time...

^ it was substantially renovated over a decade ago and it’s about to be expanded and renovated again. It’s not going anywhere. Also, some recent development in Detroit has not been plain glass boxes. So Detroit has some license to build a few more in the absence of any

The name of this project has been changed from something with meaning to a bland, generic, meaningless name: The Residences at Water Square. Meh.

New details revealed on massive apartment tower at ex-site of Joe Louis Arena in Detroit

Construction crews are making fast progress on the 25-story building, 600 Civic Center Drive, which will contain 496 apartments and be called The Residences at Water Square when it opens in February 2024.

The Residences will be marketed as an upscale and amenity-filled building with a swimming pool. All units will lease at market-rate rents.

  • Size: 25 floors, about 300 feet in height.
  • Units: 496 market-rate apartments, mostly studios and one-bedrooms. Penthouses on 25th floor will be two-bedrooms.
  • Amenities: All-seasons swimming pool with wraparound outdoor deck; Rooftop terrace with outdoor furniture, grills and firepit; fitness center; 24-hour valet parking; pet grooming station; bike storage; access to nearby People Mover station.
  • Rent levels: TBD. Preleasing begins in August via website and an on-site model will open. All units market-rate.
  • Expected completion: February 2024
  • Development cost: Not disclosed. No tax breaks or development incentives.
  • Developer: The Sterling Group
  • Architect: Neumann/Smith
  • General contractor: Colasanti Construction Services

Surprisingly massive, from my point of view. Good scale, although I wish the surfaces were more permeable. Would love to see more photos of this in context from Canada.

Detroit riverfront apartment tower opens in sign of 'how far we've come'

Detroit — Two years after breaking ground, the owners of the Residences at Water Square celebrated the opening Tuesday of the 496-unit high-rise apartment building along the city’s riverfront.

On the site of the former Joe Louis Arena, developer Sterling Group built from the ground up a 25-story, glass exterior building with expansive views of downtown Detroit and Canada. The Detroit-based firm broke ground on the property on Third Street in February 2022.

“Just a short 24 months later, our first residents will be moving into their new homes officially as the doors open today,” Danny Samson, chief development officer of Sterling Group, said Tuesday. “Another wonderful addition to the Detroit skyline.”
