Update: New 76 Place Renderings Include Mixed-Income Residential Tower

New renderings with a mixed-income residential tower were released this morning. Details are still few, but a press release states that this could add close to 400 new units to the neighborhood, alleviating some of the concerns of pricing out the local neighbors. As you can see, this marks quite a change from the previously proposed plans.

The development team has been adjusting plans based on community feedback, of which there has been plenty. The residential tower has been added to the north side of the property, adding a residential buffer between the Chinatown neighborhood to the north and the arena along Market. Additionally, the arena itself has seen some design changes, with the Market St. side seeing changes to the large screens, while the Filbert St. side sees a calmer look featuring ample wood so as not to overwhelm the near neighbors. The connection between the remaining Fashion District and the arena has also been updated, with a large glass walkway connecting the two uses and opening up the space visually.

Since the plan for this right now is only the stadium and no highrise component, we'll close this thread for now. If anything changes and a highrise component is added, we'll reopen this thread.

The Philadelphia 76ers are expanding plans for a $1.3 billion Center City arena to include a 20-story apartment tower that would sit atop their proposed Market Street home.

The mixed-income residential building, which would cost an additional $250 million and be funded by private investment, is one of several new elements announced by the Sixers on Wednesday. The 395-unit tower was added in response to community concerns about how the proposed arena, called 76 Place, would impact housing affordability in the area, according to the team.

Might as well add these here, with additional shots. Like the title states, I do count 30 floors in the tower total, and the building looks to be slightly taller than the 412 foot Jefferson (Aramark) Tower

I like the idea but this should be way taller. A 700 or 800 footer here would be amazing.

no way. that would be the tallest residential building in the city, and I don't think this project calls for a gesture like that. it's more to placate the city so they can build the arena than to make a grand urban gesture.

I think the tower is a great idea, for the project, for the City and for Chinatown. Maybe there would be some way to set aside some number of the units for people who presently live or work in Chinatown.
Not that that would make any difference to what that community thinks---actually feels about this proposal, but it's one more step in the right direction.

If a tower ends up getting built there, I think it could jump start more of the same near east Market St. And the more people who live in that area the better for the street life.

Here's hoping that our fair city doesn't shoot itself in the foot again. As others have said, what other city wouldn't be rolling out the red carpet if something like this was offered, and more or less with no gov't funding involved.

The timeline for the 76 Place studies has been moved back and CM Squilla has stated that he will propose an ordinance for this to move forward sometime in the next several months. Some more details from Naked Philly:

Any anti-arena elements here because while the arena looks nice, it's in the wrong place. I'd rather build a new arena next to the Wells Fargo center as opposed to shoehorning a brand new arena in a vibrant neighborhood like Chinatown.

I agree, this plan would make more sense if there were no alternatives, but the existing sports complex is and has always been perfectly situated for those purposes. Excellent proximity to center city, plenty of room, tons of parking, the ability to tailgate, easy access from 95 & public transit without clogging center city/not taking up an inch of very valuable center city real estate that already has a well established & great purpose... And yea it's a cool looking render but still the whole idea makes very little sense to me.
