Ray Wan's kit of architectural speedwhiskers is funny.

Good project for the area.

The old YMCA on Portage (land titles office) is up for sale. $3,750,000.

Interesting tidbit in the listing sheds some more light on the "parkade" plan for the St. Regis site:
Quote:
The property is also immediately adjacent to Rockport Investment Groups’ St. Regis Hotel site which has been torn down to facilitate a major mixed-used development that would include retail, parking, office, and residential units.

I would assume the province is not renewing in this location resulting in a sale by the owners. This building was beautifully restored and looked after over the years. Ash are / were excellent custodians of this heritage property.
Thank you...

That quote is the same info we've had for a while. A little bit of everything going into that one. Something around 10 or 12 storeys from what I can gather.

^ I remember that canopy was rusting pretty heavily, I wonder if there some problems with that?

It is peculiar how the main floor looks totally different than the upper floors. As nice as the renovations were, it's too bad that the building lacks that kind of consistency.

It did look pretty rough. I remember walking under that thing and assuming it would collapse and kill me. Unfortunately it never did...

I don't know if this merits a separate thread but I see that Waterside Development Corp wants to build a large industrial park ( +/- 269 Acres) off of Plessis Rd in the RM of Springfield. It will be on the east side of Plessis across from the CN Intermodial terminal

There is a virtual open house on Feb 9 and information on the development is at:

The Birks Building, Henry Birks & Sons (formerly known as the YMCA Building) is a four-storey building located on the corner of Portage Avenue and Smith Street competed in 1901 in Winnipeg, Manitoba.
Yes, as someone mentioned, the renos were great but the main floor looks tacky & certainly not a seamless match to floors 2 thru 4

I wonder what the cost of industrial land in this area would be?

Probably less than Centerport as I don't think it will have municipal sewer and water. You will have to have your own well and holding tank.

I don't think the city will allow this area to tap into the Winnipeg water and sewer lines on the west side of Plessis Rd.

Do you know if Springfield has water service to the properties on Fermor east of the overpass? It could be extended from there, but is likely undersized anyway. This is a big development. I wouldn't want to drink well water from underneath a 100 year old rail yard. The answers might be in that Friesen Drillers report.
