Big hole on Western getting filled... 5 story/8 unit res with ground floor retail, currently an old used auto lot. The transformation of Western from like Diversey-Madison is still going strong.

Unfortunately that plot of land is not where the permit is for. The address is for 1330 N Western. Your camera is pointed on the east side of the street which is reserved for addresses of odd numbers. As 1330 is even, it means you're pointed to the wrong parcel. The real parcel is a smaller lot between 2 buildings on the other side of the street. The parcel just south of there that looks like construction is going on was issued in late June for a new 16 unit + retail building.

The potentially good news is that the vacant lot you're pointing to was sold in June..

Has anyone watched CNBC's "The Deed"? It features Sean Conlon helping small-time Chicago flippers trying to salvage flipping projects that have turned economically sour. CNBC has a lot of Chicago ties lately. There's that and then the Najarian brothers, especially Jon, who basically lives here and in New York. His brother Pete has lived here before although currently he lives in the Twin Cities.

Anyway, one of "The Deed"'s episodes is about a graystone rehab in Easy Garfield Park. I think if I was buying a home today, I might not for a SFH in EGP instead of the condo I have in River North, even though I do really like my current home in River North. There are some really nice deals in EGP right now for people with a tolerance for some degree of sketchiness. Being a single male, I'd be okay with that as long as I was near an 'L' station for commuting. The home in the show was 2 stories with really high ceilings and gut rehabbed plus a finished basement for just over $400k. The kind of place that would be around a million dollars anywhere on the North Side south of Edgewater.

^^I've been seeing previews for The Deed and it is on my list. Sounds like a great show.

Does anyone recall seeing news of this rehab on SSP? I used to pass by "Perfection" on my commute every day for 6 years and am so glad it's being saved. This new building on the East connects to the existing. Looks like they're building a sweet terrace on the roof.

There won’t be much to see yet. Affordable housing developers don’t typically spend a lot of money on design up front if they’re seeking LIHTC, grants, or other competitive funding. Typically they will do the bare minimum to get control of the project site and entitlements if needed... they will wait until after they are selected to really get the architect going, so none of these projects are at a point where we will see pretty renderings. The only exception is 1850 S Racine, and only because that project needed to secure entitlements in the form of an zoning change so they needed to present something concrete to the alderman and community.

Looking over the list of projects, I’m pretty happy. Virtually all of them are in downtown or downtown adjacent neighborhoods, and/or they are close to rail stations. I think the only non-transit-oriented site is Encuentro Square at the end of the 606, which is far from rail but understandable given the controversies over gentrification over there.

Finally some movement in three of the big CHA wastelands (Roosevelt Square, West Haven, Park Boulevard) which is good to see after these vast areas of land saw virtually no new construction despite the city’s massive building boom. And work is proceeding on the Ickes site as well.

Not a huge fan of what they want to put up here, but hopefully this doesn't stay vacant. Perhaps a slight re-design in the meantime wouldn't hurt. Any activity at 12 W Maple?

Hyatt is a flat building trying to give itself dimension and they failed. They should have just accepted its flat faces.
