There's only one site that will see the developers pay exactly $0 in taxes when they cash out, as long as they don't dawdle on their construction schedule. That's Michael Reese. They have a line out the door of people that want to put money into it.

Yeah, that's why we've seen all of those construction cranes....

The south side of Chicago has been nothing more than a century long disappointment. Period (with a few exceptions, like Hyde Park). Don't bother showing us grand plans. Nothing meaningful will ever get built, and when you tear stuff down like Michael Reese, you are essentially creating a grassy lot for generations. Of course, I'm wagering that this is exactly what the Aldermen down there want, with all of their "invest here, but don't displace!" grandstanding...

Lol, TUP...the south side has its issues, but if anything has been a disappointment, it’s the state, local, and federal policies that arbitrarily limited financial services to specific neighborhoods because of who lived there.

The south side lakefront continues to improve. Let’s take it block by block. Preserve what we can and make redevelopment opportunities shovel ready. There’s plenty of opportunity for development in this city without displacement.

Oh really? That's news to me.

Name one large, private project that's been built outside of Hyde Park along the south lakefront in the past 30 years.

Yes, oppurtunity zones are great tools for development, but Reese is still a tall order.

Much of the south loop was built this century and there’s been a lot of investor activity along the lakefront as far south as South Shore. East Woodlawn is on an upswing. You know all of this.

The "South Loop" is downtown and we all know it's not really the south side.

The draper is turning out really nice! I'm glad they used high quality materials on the re-clad and didn't cheap out.

I'm guessing quite a few Asian restaurants will open up knowing the area.

5050 Broadway looks amazing. Hopefully it leases up quickly so they start working on the next phases.

Well it's either the reasons that he stated, which have been well established and though (bafflingly enough) it's new to you it can be traced back to policies instituted in the decades following WWII, or the South Side is a giant Native American burial ground and is therefore cursed.

I know about redlining.

But I don’t buy arguments that that is a major factor today in what we were discussing above

I’m looking at a potential deal in Woodlawn right now and the lender I usually work with is interested in financing it.
