From the recently completed FEIS of the Penn Station redevelopment project, 7 East 40th Street is among the expected developments in Midtown East.

It appears as a mixed-use office development with 82 residential units.

This would be a part of the projected site 2 assemblage of the East Midtown rezoning. It remains to be seen if the redevelopment will include the entire site.

this one is far more obsolete than 266 Madison. They should combine those 3 buildings and build an attractive modern tower.

Looking at the amount of office space, plus the fact tgat there will be condos on top, I would think there is a larger footprint involved to get to that size.
