Now early 2018 construction start.

Another downtown apartment project expected to start up

Quote:
Another stalled downtown apartment project could be moving forward in about six months.

The Houston Chronicle reports that Dallas-based Trammell Crow Residential received an extension on its agreement to build one of its project through the Downtown Living Initiative program. Now, the company is expected to begin construction at 800 Walker early next year, and it must have a temporary certificate of occupancy by May 28, 2020, to receive the incentive, per the Chronicle.

This unnamed project will be 40 stories and will be near Discovery Green. It was designed by Houston-based Ziegler Cooper Architects, per the Chronicle. As of 2015, when the Downtown Living Initiative reached its cap, plans for the project included 314 units, and construction was expected to be complete in the second quarter of 2017. As of March, that projection had been extended to the first quarter of 2019.

Do Los Angeles or California's building codes require a certain number of parking spots for residential towers?

Parking lot was closed today when I walked by. Looks like they were doing some surveying and marking up of the pavement.

That's the one on the super skinny slice of dirt. I was wondering what happened to this one.

For the first time the construction timeline comes from the developer, so it's likely to finally break ground soon.

The design has changed, but is current as of a couple of months ago, per HAIF member Paco Jones.

Some additional information from the same poster.

Quote:
The building is almost 85% composite metal panels. There is stucco at the balcony return walls, but everything else is metal panels. It does look good, though (imo).
And regarding the new version of the top...

Quote:
It is a community pool/amenity deck with a cafe and separate connecting outdoor deck. This is the best I could do for a visual.

Also, it does connect to the Hess garage.

Within the past week, equipment has been moved on site for likely clearing.

Permits for construction have also been issued over the course of the past month, with the most recent being issued within the past week.

Great height; ugly design.
