1900 Arch - the 14 floor portion has been completed. I moved it's thread to the Completed Projects Archive. Any updates on the 11 story addition can be posted here in this thread.

1900 Arch facade

Ive mostly had a good impression of 1900 Arch design, but now that its all put together, Im a bit concerned for the contemporary checkered pattern.

That motif is being used everywhere now, and usually I like it and think it will date the buildings to this era, but not necessarily look 'dated.' On this application, however, It looks like a poorly executed after-thought, while it didnt in the renderings. The areas with that pattern are large rectangular blocks, and could just be painted a flat color to make the building look like any generic, 60s-80's, blah, mid-rise. Also, the colors are 90's-beige hues, making it already looks dated a bit, and worse, making the checkered pattern design in genereal (on all buildings) seem like a much older design concept.

Sorry for the rant, but I was just suprised how much the finished product erked me.

Edit:

I've been thinking a lot about Logan Circle as well (see article below):

Some road construction going on directly across the street/bordering Logan Circle - not sure the objective ??

"Reviewing the history of the Benjamin Franklin Parkway–which is fast approaching its centennial in three years–Gregory Heller writes for the Broad Street Review of his distaste for current design of the underutilized cultural boulevard. He says that there are many interventions that would serve to actualize it further and would provide more of an impact than any of the incremental that the CCD and other groups are now suggesting. For starters, Heller would like to see the reversion of Logan Circle back into Logan Square. That would inject for activity at this central node, and further integrate the corridor with Center City’s northwest quadrant. Furthermore, “the openings over the Vine Street Expressway could be decked to create a more welcoming approach to the Free Library and the planned Kimpton hotel,” he says."

Love this rendering from Hidden City:

So all you would-be Edmund Bacon's out there - what to do with Logan Circle???

They should take the roads out of the parkway, put a subway line through it and line it with towers.

Hudson Hotel - 12 floors
17th and Chancellor

Replacing 3 story parking garage.

Quote:
City Councilman Kenyatta Johnson introduced a bill Thursday that would rezone a narrow block in Center City to allow for the development of a boutique 12-story Hudson Hotel.

The hotel will contain 300 rooms and 40 executive suites.

Will this development affect SLS or the W? Just genuinely curious if the market will support another 300 high end rooms. Great news anyway.

Doubt it. All of these hotels will be coming on around 2017 when more conventions are going to be coming to the city thanks to the new Convention Center work rules with the unions.

If these hotels popped up now, there would probably be over saturation, 3 years from now? There is going to be demand.

Number of hotels

As someone looking to book a block of hotel rooms in the city I wish there was more, if only for my selfish desire to go to the top floor and look at the city views as they try to sell me on amenities that I will never use.

Seriously though within "center city" there are few hotels that stand above the Holiday in express you can get in any other city.

the work at logan circle is part of the last phase of parkway streetscape improvements. The work will go all the way to 16th street and presumably match what was done between 20th and 22nd street. This was bid out quite a while ago but work just started.

Glad to see there is new interest in this whole thing.

I was talking about this with a bunch of people a while ago, and someone actually convinced me of the the merits of central pedestrian mall flanked by boulevard lanes and more developed frontage... and seeing this design i would be curious about all the alignments that could be done with removing the circle to return a grid pattern for the area.

I worked up a way to combine this with my ideas for capping 676 and traffic patterns. The result is a continuous greenway that connects the Schuylkill Trail to the coming Delaware trail.

(the link from "my ideas" has a bunch of images and a PDF with details for the parkway and vine street greenway)

sorry the image is a little large
