Early 2021 groundbreaking planned for $6 billion Lincoln Yards megadevelopment on North Side

The Lincoln Yards plans are moving forward after Sterling Bay signed molecular engineering technology firm Evozyne to a 30,000-square-foot lease at a separate life sciences building it owns at 2430 N. Halsted St.

The 120,000-square-foot facility is more than 50% leased and is expected to be full by the end of the year, Gloor said.

The facility is expected to serve as a tenant pipeline for Lincoln Yards, which also expects to sign large, well-established biotech and pharmaceutical companies, Gloor said.

“We think there can be millions of square feet” leased to biotech firms in Lincoln Yards, he said. “The demand is there.”
So looks like they are marketing LY as a science hub of sorts, not sure if that had been revealed before?

Interesting considering similar plans for The 78 and additional research space planned for the Medical district. Does this mean Chicago is going all in in the science/research sector?

Its a booming industry and with the coronavirus pandemic it will continue to get much bigger. And with other Cities like Boston and San Francisco already building new sceince/reserch sectors its about time Chicago jumped in.

I remember reading somewhere in the past couple of years that Chicago/IL leaders wanted to pour investment into life sciences, maybe it's paying off? It might have been part of a Pritzker/Lightfoot plan or an initiative grandfathered in Rahm/Rauner, can't recall...

This is really exhilarating news, actually. Not only for LY, but I think (hope) that developers are cracking open another potential growth engine for Chicago's economy.

In the renders it looks like they're building a new street and bridge

I went to sterling bays website and looked at there labs section

According to the broshure the new building(G1) and another building(D2) across the street are slated for a Summer 2022 completion date.

Based on its positioning, I assume the building in the Tribune renderings is G1?

Yeah, there is supposed to be a new bridge at Concord/Wisconsin. There's a building in the way on the east side though, and it looks like it's still operational... I doubt the bridge will open at the same time as the new building. That's too bad, it's actually a decent walk to the Armitage stop if the new bridge existed.

I don't see a parking garage or podium in the rendering. Maybe SB will just pave a parking lot across the street on the 2FM site temporarily?

Fleet fields is right next door and they still have a parking lot right next to them so I would assume they would just use that one.

But then again they built a new parking lot for C.H. Robinson and according to renders that parking lot is gonna get ripped up and make way for a new building.

They could make a new lot but there's one right next door, so I don't think they would waste the money or resources.

^ There are certainly big swaths of concrete there, but not any fully-compliant parking lots with landscaping, setbacks, fencing, etc. The city is usually pretty strict with those requirements. If you're putting up a new office tower, they assume you can afford the cost of a fancy parking area as well.

That is what happened at CH Robinson, so apparently not even Sterling Bay is exempt from the Landscape Ordinance. SB also put up a "fancy" temporary parking lot at Green/Kinzie in the West Loop. From a certain perspective, it makes sense to spend the money on a nice parking area even if it's only in effect for a few years - the area looks a lot more presentable, which can help lure and attract tenants. If the development plans fall through, the neighborhood isn't stuck with an eyesore parking lot.

I tuned in. They only went over the marketing center which didn't look all that exciting to be honest.

Looks like FH Paschen is hosting some events related to Lincoln Yards infrastructure:

Hopefully this means they are gearing up for some projects. If it's like The 78, I assume the Redevelopment Agreement with the city spells out a timeline for the infrastructure which SB will need to comply with, regardless of whether their private developments start or not.

Webster is 2200 north, North is 1600 north, so 6 blocks, meaning 3/4 of a mile.

Thats what I love. You can tell how far away from somewhere you are with some simple math..
