Townhomes. This is between the Ransom Gillis house and the alleyway.

Google Streetview actually passed through not too long ago and it's visible in the new views.

Found this Brush Park pic from the fall I had posted it over in the found photos section but I really love how it helps illustrate the impact City Modern is having on Brush Park and the skyline when set in the foreground.

Second multifamily building to soon open at City Modern development in Brush Park

Bedrock Detroit, developer of the project’s multifamily buildings, has begun pre-leasing for The Flats at 2660 John R. When finished in April this year, it will be the second multifamily building to open at the 8.4-acre residential development that’s transforming the near downtown neighborhood.

I got to drive through Brush Park a few months ago when I was in town. Easily some of the best neighborhood infill in the US. Great architecture, great siteplanning.

Looks pretty fantastic. Too bad about the 2000's suburban complexes with zero urban characteristics surrounding it. Maybe down they road they get redeveloped too.

Yeah, they need to go, they suck. Hopefully the ones fronting Woodward at least will be demolished and replaced with something else with retail, the land is way too valuable for town-homes now. I could see that happening this decade.

Townhomes are great. Detroit should be blanketed in them, provided that they meet certain urban design standards.

The newer Brush Park ones are a great example, or here's one in Chicago: https://goo.gl/maps/DJeVKcNz7TKcKzNc7

The trick is getting the construction cost low enough that middle-class buyers can afford them. That probably means wood-frame, hardie siding, 1-car parking requirements only, etc.

Town homes are good, but the early 2000's era ones aren't so great and they are totally inappropriate for fronting Woodward so close to downtown where they are. Apartments with retail would be much better or even office space.

Woodward itself, yeah that's the one place where townhouses are not appropriate but surroundng blocks for sure. Or on Michigan, Gratiot, Grand River, etc.

Mixed-use is a lot harder to finance. Townhouses are a better incremental strategy, easier to finance for both big homebuilders and small-time developers alike. Including commercial upfront is just wasteful, but the zoning code should allow commercial to be retrofitted over time once there is a customer base.
