...This construction project will bring what has been billed as the state’s tallest tower thus far, adding hundreds of high-end luxury rental apartments in the Downtown core.

At approx. 448 feet, the Astra Tower would inject 380 units into the core of Downtown, across from the Gallivan Center. It is one of over a dozen new high-rise projects in various stages of the development pipeline and or construction in the downtown area.

Mike Williams loves it when a plan comes together, especially on megaprojects such as the new $4.5-billion Salt Lake City International Airport. But the veteran manager says that only happens when a project is delivered by a truly integrated team, one dedicated to solving problems together. “And it’s important to have an owner who’s involved day-to-day,” he adds.

Williams, 69, a transportation consultant for the past 40 years, says both of those elements came together in replacing the SLC airport terminal, parking garage and two older concourses, in essence creating an entirely new airport with twice the capacity of the old one. Phase one of the project finished under budget and on time in late 2020. Phase two is ongoing...

Williams was hired as an independent program director for the Salt Lake City Dept. of Airports Airport Redevelopment Program in November 2012 to lead the construction side of the project from its inception.

The original plan was to build out half of the two new concourses and the landside terminal in phase one while keeping the two older ones open to maintain sufficient gate counts and meet airline capacity needs, Williams says. Phase two would add the new gates, but requiring repeatedly closing one gate and opening a new one in a complex 25-step process. However, as airline passenger traffic slowed during the pandemic’s early stages, he saw an opportunity and approached the project team with a bold idea.

“Mike came to us and said, ‘What if we tear down all of the old airport at once? Not do it in smaller pieces like we planned,’” says Bill Wyatt, executive director of airports for the city. He says Williams wanted to demolish all three concourses concurrently—while keeping the gate count high enough to serve passengers—skipping multiple gate openings and closings and accelerating the project’s second phase by nearly two years.

“The airlines liked the plan because they could get into the new facilities sooner,” Williams says. But the move required some big logistical shifts, a lot of displacement and some inconvenience, including relocating many support functions and asking the airlines to use remote “hard stands” for passenger boarding and offloading while the new gates were being finished. Delta Air Lines, the airport’s main hub carrier, “never flinched” on the proposal, Wyatt says.

“It could have made a lot of people unhappy, but we decided to make it work. It was a great plan,” he adds. The new plan also allowed crews to expedite work on the central passenger tunnel, part of phase two, now scheduled to open in October 2023, much earlier than planned.

University of Utah Update - Ivory University House



A 536-bed student housing project that would donate rental proceeds toward scholarships is planned for the University of Utah Campus

Ivory University House would bring four new residential buildings of four and five stories — with adjoining open spaces and parking — to the high-traffic intersection of South Campus Drive and Mario Capecchi Drive near the U. campus, a few blocks from the Jon M. Huntsman Center.

The project at about 1780 E. South Campus Drive would span 5.6 acres of about 31 acres

A hulking data center that has long created a pedestrian dead zone at 205 E. 200 S. would find a new life as a mixed-use building with space for hundreds of units under a forthcoming proposal.

The building’s Seattle-based owners talked with Building Salt Lake about the concept, which involves retrofitting the existing 350,000-square-foot building and adding a new eight-story structure on the property’s north end.


The proposal, the second announcement of a major conversion of a Downtown building in recent months, would bring 400 new rental units to the market and 10,000 square feet of retail in a building that would be unique in the market for a number of reasons. First of which is its 50,000-square-foot base.

“Initially, when you look at the building you think, ‘50,000-square-foot plate doesn’t scream multifamily at first blush,’” said Ned Carner, chief investment officer with Unico Properties. “We’re excited about it because you have this ability to create super unique units.”

Because of the existing layout of the building, which includes ceilings as tall as 19 feet, about half of the new units would be two stories. The ceiling heights in the other half are 17 feet and just shy of a two-story footprint. Those will have 17-foot tall ceilings, which is unheard of cubic space in most new-builds today. (For context, most new units often have 9-10-foot ceilings.)

“You kind of think about gutting the building down to a concrete shell and just rebuilding it,” Carner said. “We’re going to have a very, very well amenitized building.”

While the structure is only six stories above grade, the building reaches the same heights as some 12- or 13-story buildings and is considered a high-rise at 120 feet tall.

On top of that existing building is room for an acre of amenities. Renderings show a pool on the west side of the building, about half way up.

Units above the third floor will have spacious patios, said Gina Pfingston, a manager of investments and development at Unico.

“Those units have these patios that are so large they kind of feel like backyards,” Pfingston said. “We’ll have some turf and pavers. It’s going to have a kind of condo home feel to it.”

North of the existing building, on the site of a current surface parking lot, Unico plans to build an eight-story apartment building.

The conversion will help to anchor what has been a dead zone in the city’s urban core. The data center has long been one of two dead corners at the intersection.

The uniquely designed building would rely on balconies to supplement the small units within it. Housing ranges from 346 square feet to 468 square feet. Ninety-seven of the units would include balconies, which add up to 90 square feet of living space. Eighteen wouldn’t.

...The project, which is in for design review, was the second mid-rise infill project submitted this week. Real estate experts consider Salt Lake City one of the top places to invest in housing in the country, and the construction boom continues.

Utah’s apartment building spree isn’t satiating its hunger for housing

Even as Utah’s housing market cools down, the rental market continues to heat up. A new report from the Kem C. Gardner Policy Institute looks at the change in the Wasatch Front’s apartment market as more residents scramble to rent due to unattainable housing prices.


Dejan Eskic, a senior research fellow focusing on housing with the Kem C. Gardner Policy Institute said 76% of Utahns are currently priced out of home ownership. That leaves more residents searching for rentals.

“When we talked about the housing shortage and there just weren’t homes to buy,” he said, “rentals just kept getting more and more pressure because people are priced out of the housing market they can't afford, so they are forced to rent.”

A little more than 24,000 apartment units are currently under construction throughout the Wasatch Front. Salt Lake County is in the lead. Of the roughly 14,000 units under construction in the county, 54% are located in Salt Lake City.

There are just shy of 6,000 units under construction in Salt Lake City’s downtown area that will all hit the market around the same time, Eskic said. The majority of units being built in the Salt Lake City area are one-bedroom apartments.

“That will help stabilize rents downtown. Might even lower them because vacancy rates will increase because so much new product will come online,” Eskic said.

But on the west side of Salt Lake City, it’s a different story. That part of town has seen the largest rent increase. Over the course of a year, rent jumped 42% in some parts of West Valley City.

On average, Salt Lake County landlords raised rents by $321 over the last two years, according to the report. Across the Wasatch Front, rents rose 10.5% annually between 2020 and 2022. The reason for the increase, Escik said, is that there isn’t enough rental inventory to meet the demand.

With rent prices increasingly difficult to afford, it’s unclear if prices will drop despite more inventory.

Even with 245,000 units under construction, more housing is needed to meet the demand. Eskic said around 31,000 units are required to comfortably accommodate the housing needs of residents. However, that figure assumes little to no population growth.

And while apartment construction may be on the rise now, Eskic said that could quickly change as interest rates rise. It’s expensive to build housing, especially big apartment complexes, and without capital investment or a sure way to retain profit, there’s less desire to build.

“I think we're unfortunately going to see less housing the next two years being built because of what market conditions are,” he said.

...The L.D.S. Church’s news release said the Orem temple will be located on a 16-acre site. The site is part of 250 acres Orem annexed from Utah County about five years ago, Brunst said. The mayor said the site is bordered by condos on the north, undeveloped land on the south, railroad tracks on the east, and one of Orem’s last dairy farms across Geneva Road to the west. The church’s plans call for a three-story temple of 70,000 square feet. It also plans to construct a 20,000-square-foot meetinghouse on the site...

...PEG Companies has begun construction on Phase 1 of the Freedom Commons project that includes a large parking terrace, and upscale mixed-use retail and office spaces. It will house the headquarters for PEG.

According to Matt Hansen, vice president of development for PEG and the project manager for Freedom Commons, the first phase actually started with the building of the Hyatt Hotel on 100 North and Freedom Boulevard. It also will include the eight-story parking terrace with 654 parking stalls, and an office building...

...Freedom Commons Phase I will encompass a six-story Class-A office building, street-front restaurant and retail space with plug-in access for food trucks, festival lighting, a large courtyard, more than 650 covered parking stalls, and more, according to the developers.

Freedom Commons will have a sleek urban-green design, an exclusive gym available to those who work there, and stylish areas to collaborate outdoors, according to PEG.

Freedom Commons is being developed and designed to provide a good work-life balance, to promote healthy professional relationships, and encourage creative thinking. At its core, it is bringing the modern-day office to Provo, according to Hansen.

“With employment, housing, dining, entertainment, and public transportation in close proximity, downtown Provo is the most walkable location in Utah County,” Hansen said.

“Our company has been located here for years, so we’ve been able to experience this firsthand – it’s great to walk to lunch rather than having to get in your car every time you want to do anything outside of the office. This new development will help build on the energy that has been created downtown and provide a new option for companies that want to be part of the growth that continues to push farther south into the valley,” Hansen added...

Southern Metro - Updated Rendering of 9th and 9th B.Y.U. University Student Housing Project


New student housing project for the corner of 9th North and 9th East was put before the Design Review process. Presenter wants to “raise the bar” on building design of buildings in the area, inspired by older buildings like downtown Provo or Trolley Square that are ‘combined’ with modern elements. Provo is also looking to expand the size of the section of 820 North from 8th to 9th East and add a dedicated turn lane onto it.

Seattle-based outdoor and action sports retailer evo, in partnership with Lake Union Partners, has announced its most ambitious project to date, Campus SLC, a collection of complementary businesses designed to drive community around
a shared passion for outdoor culture.

Campus SLC will be located in the Granary neighborhood of Salt Lake City, Utah, an up-and-coming district a few blocks south of downtown. The 100,000 square foot brick, timber and concrete block building will include an evo retail store,
local retailer L9 Sports, hotel, restaurants, an art gallery, creative work space, All Together Skatepark, and additional recreation to be announced soon.



“Our vision is to create a place for the community, bringing ethos-driven businesses together along with customers that share our passion for the outdoors and all of the cultural elements that surround the lifestyle,” said Bryce Phillips,
Founder and CEO of evo. “It’s the sum of its parts that’s so exciting—a seamless experience, celebrating the intersection of our shared love of the outdoors and urban environment.”

The buildings, the oldest of which was the original warehouse built in the early 1890's, will be designed by Lloyd Architects, a local Salt Lake firm known for their beautiful spaces including Campos and Publik. “We’re dedicated to customer experience, which makes them the perfect partner. They understand how design can help blend sport, culture, art, and service,” said Tommy Trause, Director of Hospitality and Ecosystem, who’s heading up the project. “We believe in retaining
the integrity of these historic buildings, which have such soul and history. They just don’t make them like that anymore.”

The new evo retail store and All Together Skatepark will feature indoor/outdoor integration and will offer the same programs as other evo locations—a robust demo and service offering, ski, snowboard, skate, wake and mountain bike retail,
an art gallery, and a music and movie venue.

The move into Salt Lake City is lead by evo’s signature focus on investment in the local community. Existing tenant L9 Sports has been in close collaboration with evo on this project and will remain an integral member of the campus,
complementing evo’s flagship location next door. evo is also thrilled to sponsor the Salt Lake City SheJumps chapter’s Wild Skills program, which provides culturally competent adventures and curriculum to traditionally underserved youth
in the outdoors. In addition, evo’s content partner is local adventure photographer Adam Clark.

The campus news comes on the heels of evo’s move into Canada with the acquisition of five retail stores in Whistler and evo’s headquarters move in the Fremont neighborhood of Seattle.

The online gear retailer has launched a unique brand of adventure hotel at the foot of Utah’s Wasatch Mountains

If you know evo as a first stop for skis, boots, and accessories shopping, you’ll probably be surprised to learn that the retailer also wants to be involved in your travel planning. The Seattle-based gear company opened its first evo-branded hotel earlier this year in Salt Lake City on the outdoors-themed Campus Salt Lake development, with an official grand opening scheduled for this weekend.

Campus Salt Lake, located in the revitalized Granary District of SLC about 10 minutes from the airport, is designed to be an outdoor adventure hub comprising like-minded businesses that share the goal of getting people outside. evo collaborated with real-estate company Lake Union Partners to transform five century-old warehouses into a state-of-the-art multi-use facility.

In addition to the evo Hotel, there’s a flagship evo store stocked with the gear you need to do the sports you love; the Bouldering Project, a 26,000-square foot climbing gym and fitness center; All Together Skatepark, a 5,000-square-foot indoor/outdoor skatepark; Level Nine Sports, an outdoor gear shop with a focus on skiing and mountaineering; and the Market Hall, a collection of independent businesses and future dining options. The new evo Hotel is the centerpiece of Campus Salt Lake, a 50-room lodge that’s been designed entirely around the active outdoor lifestyle. There are four different types of rooms, from private balcony units to bunk rooms, so all different budgets are accounted for. Other amenities include a rooftop bar to congregate and swap stories, a coffee shop serving local favorite Publiks Coffee, and pet-friendly rooms.

Sharing the rich history and culture and Salt Lake City is tantamount at evo, and accordingly, the hotel features the work of 50 different local artists, from the ski photography of action shooter Adam Clark to the outdoor-inspired abstract art of BIPOC painter Lamont Joseph White. Guests also get day passes to the rest of the Campus facility and are encouraged to think of it as an extension of the hotel.

For evo founder and CEO Bryce Phillips, the hotel and Campus project was the next logical step for the brand. “Our vision is to create a place for the community, bringing ethos-driven businesses together along with customers that share our passion for the outdoors and all of the cultural elements that surround the lifestyle,” said Phillips. “It’s the sum of its parts that’s so exciting—a seamless experience, celebrating the intersection of our shared love of the outdoors and urban environment.”

Will there be more evo Hotel locations in the future? You can count on it. The company is already at work on Campus Seattle, aiming to bring a combination of retail, dining, and action sports to the city’s Fremont neighborhood.

In the meantime, Campus Salt Lake and the evo Hotel are open and taking bookings; there are even a couple spring promotions available to sweeten the deal. The June 4 grand opening party is a chance to check it all out, with live music, food trucks, and other festivities to round out the night.

SALT LAKE CITY (KUTV) — A downtown Salt Lake City shopping center will celebrate 20 years next month. The Gateway was built just before the 2002 Olympics...

In 2016, its new owners, Phoenix-based Vestar, unveiled a $100 million plan to revitalize the mall, ...that plan remains unfinished, including a boutique hotel inside the historic Union Pacific building and an ice rink on the Olympic fountain.

Jacklyn Briggs, The Gateway marketing director, said the investment in the mall has been made, although she acknowledged some aspects of it have not come to fruition yet.

“When you think about it in the terms of, okay, you know, there’s going to be one grand opening date, that’s not the terms we think of,” said Briggs. “This is a building process that we’re doing alongside the community.”

Briggs said the hotel, which will be called Asher Adams, is still on track. Construction is set to begin next spring, she said, likely finishing in 2024.

New renderings released to 2News Friday showed what the inside and outside of the hotel will look like.

The planned outdoor ice rink is also still coming to The Gateway, Briggs said, but not until the hotel is finished.

Other things are also happening, she said, such as new restaurants, art, and other improvements on the site.

“It’s an ongoing process that we’re doing, and we’re pivoting with the community about what they need and what’s beneficial to them,” said Briggs, “so it’s sort of an ongoing organic process in that way.”...

Originally constructed in 1909, the historic Union Pacific railroad station is regarded as one of the most outstanding architectural structures in Utah. The iconic station features irreplaceable French Second Empire architecture, original stained-glass windows, and original oil on canvas murals: “Driving the Golden Spike” commemorating the completion of the Transcontinental Railroad at Promontory Summit and “This is the Place” portraying Brigham Young making his famous exclamation upon first seeing the Great Salt Lake Valley.
