Construction on the vacant former Valle's grocery store on North 3rd street in Marquette continues. The multimillion dollar renovation will transform it into the "Third Street Marketplace", which will house numerous businesses and a food truck court with outdoor seating.

Gains Rock Townhouses in Marquette are progressing nicely. They are located on the southern end of Founders Landing near the recently opened Fairfield Inn and Suites.

^ Nice Those look a little different from the rendering I'd seen. I didn't know that they upgraded to 3-story units. Here is the rendering that was on our Pg. 1 rundown (direct from the developer's website) -

Looks like they've since updated the image -

Also nice to see the construction on the vacant former Valle's grocery store - definitely an improvement. BTW, when did the new Fairfield Inn & Suites open? Do you have any finished photos?

The 92 room Fairfield Inn and Suites opened about mid June. Here is a pic of the front. The back faces the lake with some patio sitting.

A tentative agreement to purchase and redevelop the old formerMarquette General Hospital has been reached between Northern Michigan University Foundation and U. P. Health System. The 21 acre site is located adjacent to the University. Inspections are ongoing before any final purchase agreement. Undisclosed private developers will also be involved. No information about future plans are available at this time.

I’ve been wondering what’s going on with that building. Glad to hear it might be getting a new use.

^ So Is the entire complex vacant today? Or is it still partially utilized by the Health System? It's quite large...

The arts center & local community celebrated the completion of the 30-year Sasaki Associates Master Plan this past week. The two final pieces of the plan - the new Dance Building and the Dow House, were completed this year -

The Neldberg building shown above is still being utilized by U.P. Health Systems. The rest of the sprawling complex is vacant. The old medical campus was 21 acres. A couple of the vacant lots and surface parking lots are being converted back to single family homes . I'm assuming that Neldberg building will be part of the potential sell. But that is just an assumption on my part.

The Steve Mariucci Family Beacon House is set for a December opening. The Accommodations are used for family visiting loved ones at the hospital, free of charge. The photo above is the back side of the building. Too much construction activity to snap a front view.

A new 96 unit condo development is going to the Marquette planning commission next week. The plans call for 8 four story buildings with twelve units in each. The area is in North Marquette on the way to Presque isle park. Renderings from Progressive AE Marquette planning commission:

Yes, it is a good size proposal. I like the design. I'm sure the planning commission meeting will be packed with NIMBY's. The thing is, this land owner donated acres of lake superior waterfront to the city of Marquette for Clark's park a few years back. That park is adjacent to this proposal. . The owner kept this parcel for some development. It fits the zoning but there is aprox 1 acre of wet lands that would need to be mitigated. The property is there to mitigate as per DNR requirements though.

The Marquette planning commission approved the 8 building 96 unit condominium project off of lake shore and Hawley streets in North Marquette. The vote was 5 to 1. According to the planning commission application, construction is to start in mid 2022.

An old vacant railroad depot may soon be developed into the back lot beer garden. It would be alarge open floor plan with roof top sitting and space for food trucks. The floor plans also call for kitchen space that can rented by venders during the winter months . Current depot below followed by a rendering when complete.
The owners currently have a Back Lot Beer Garden in Charlevoix and Petosky.

^ That's a neat project. Good reuse. And right on the bike trail.

I forgot to post this update for Commongrounds Cooperative in Traverse City. Not the best shot because it was a drive-by and crummy weather. 309 W. Front St. is also under construction, but I couldn't snap a photo. I took this about two weeks ago -

A neighborhood is being proposed on the southern end of Marquette. The plans call for 60 to 70 townhouses and will use some prefabricated construction techniques to help offset cost and keep prices more affordable. Marquette, like many other places is having difficulties with affordable housing. The neighborhood would be called Hemlock Park.
Construction to start spring/summer 2022

Sault Ste. Marie -

The 2022 Sault Locks shipping season kicked off at 12:01 am Friday, March 25. The first ship to pass through the Poe Lock was the Edgar B. Speer, a 1,004-ft. freighter, followed by its Great Lakes Fleet group mate, the Edwin H. Gott (both heading toward Duluth). The Poe Lock is the only lock that is open, as repair work continues on the MacArthur Lock, which is expected to open in late April -

Not great news -

Quote:
Soo Locks project could cost up to three times original estimate
Tracy Samilton - Michigan Radio
May 28, 2022

Just this January, members of Michigan's congressional delegation were celebrating securing the final federal dollars for what was supposed to be a $1.3 billion project to build a new lock at the Soo Locks. So it's caused widespread consternation in Michigan and D.C. that the U.S. Army Corps now projects a cost much more than that — maybe three times as much, according to those who've been briefed by the Corps...

...The Corps says it can't release a firm figure right now because it's in the midst of contract negotiations for the work. It says the changed estimate for the project is due to changing market conditions, including higher costs for materials, equipment, and labor. Michigan officials say the funding situation means it could take longer to finish the lock, which was slated to become operational in 2030.
So it could be $4 billion + now.
