I LOVE the expressed diamond cross bracing.

Too bad it will inevitably be VE'd out.

Had to stop by the Block 37 Zara, so thought I'd snap a quick pic. In a word inoffensive

Well if were are talking just loop proper I would say its up there but not the biggest waste... I think if were referring to something being built that should live up to its potential I would say that blocks 37 is the biggest let down. This site thought defiantly could of handled something in the 600 to 700 ft range .

^Handle, in what sense?

By the time you had four elevators and two stairways, there'd only be room for four units per floor. That won't finance a high-strength frame.

It's a tight space. What's being built next door is worse in that sense.

I'm not bothered by it since we've seen historical buildings torn down for something less. Would've preferred something taller, but it replaced a parking garage. While visible from the park, it's still a parcel along Lake, adjacent to buildings of a similar height.

Crains has a rendering. Maybe I am taking it too literally, but the design looks like it was, at least at one time, intended to be office. The glass is shown oddly transparent in a way that commercial properties like to use to show open floors

Do love the X bracing though…

Fulton Market high-rise plan stretches hot neighborhood's boom

A 433-unit tower is one of the biggest residential projects proposed in the West Loop district, and the first proposed north of Lake Street, an area the city just opened to new housing.

A joint venture led by Chicago developer Fulton Street Cos. has filed plans with the city for a 32-story, 433-unit apartment tower at 1201-1215 W. Fulton St. It’s one of the biggest residential projects proposed in Fulton Market and the first one proposed north of Lake Street, an area the city opened up to new housing just last month.

^ here's another rendering from the article, and a paragraph that really caught my eye
Quote:
Fulton Street [Co.], meanwhile, is drawing up plans for another apartment development at 1325 W. Randolph St. that could comprise 430 units, said Alex Najem, who co-founded the firm in 2017. Najem, a former executive at Chicago developer Cedar Street, has big ambitions for the area, with plans to build about 3,000 apartments there over the next three years.

Not bad at all - I could see how the first rendering could be mistaken for an office project. Second one looks better although it's not as high quality as it could be.

And wow, 3000 new apartments from the one company in the area in the next 3 years? That's pretty big. That's basically 8 or 10 new 30+ story residential high rises of similar size. I'll be really curious to not only see how much companies like Google end up expanding beyond the article the other day, but also other companies. Seems like West Loop is becoming one of the new go-to areas for startups as well.

Are they actually planning to have a KAWS sculpture in Calder Red or just doing the more hip version of putting a random Calder Sculpture into a rendering? I wouldn't think anything of it normally but the sculpture is such a strong focal point in this image and KAWS isn't a common choice.

3000 apartments in one neighborhood in 3 years?

Rents are down 10-15% compared to 2019.

Unless we see a sudden, dramatic uptick in demand above and beyond pre-pandemic times, that's just preposterous. I don't see lenders coming out of the woodwork to finance that kind of volume unless and until they see evidence that they will get the kinds of projected returns that they typically expect.
