Jersey City Approves Mack-Cali’s 68-Story Harborside 8 Development

Quote:
The vertical building boom along the Hudson River’s west bank has undoubtedly changed the Jersey City skyline over the last decade and a new development looking to replace part of a parking lot with a sky-high building has cleared its first major hurdle.

In October last year, Jersey Digs first reported on a proposed development from a corporation named Plaza VIII & IX Associates LLC. A subsidiary of Mack-Cali’s Roseland Residential Trust, a submitted application wished to develop part of a 169,000-square-foot surface parking lot the company owns located at 242 Hudson Street and 3 Second Street.

Known as Harborside 8, the development will feature 680 residential units broken down as 206 studios, 266 one-bedrooms, 183 two-bedrooms, and 25 three-bedrooms. Because the property falls within the East Waterfront District of the Harsimus Cove Redevelopment Plan, no affordable units are included in the project, as none are required.

Besides the living spaces, a total of 505 parking spaces are included in Harborside 8. 329 of them will be inside a garage within the building’s first eight floors, while the remaining 176 spaces will be located on a portion of the surface parking lot set to remain for now under the plans.

Designed by Boston-based Elkus Manfredi Architects, the ground floor of Harborside 8 will sport two retail storefronts, one facing the Hudson River spanning 5,437 square feet and the other facing Hudson Street and totaling 3,225 square feet.

Per Reddit, the parking lot closed. I passed by here a few days ago and took a few shots

Scheduled to begin Oct. 1 of this year. The virus probably delay that start date. 724ft is also given to this building for the "highest point"

Per Yimby member "apophenic":

"" Spoke to the foreman on site today. He said they are driving test piles, said “it’ll be a while before any real construction gets started.” they’ve driven about 15 test piles on site. ""

I've seen buildings go from test piles to under construction in a month, but usually it's at least 2.

Here's a few pictures of the site from a week or so ago

Mack Cali’s 68-Story ‘Harborside 8’ Gets Ready To Rise As Excavation Equipment Arrives, In Jersey City

Quote:
Equipment has arrived at the Jersey City site of Harborside 8, a 708-foot-tall residential skyscraper on the Hudson River waterfront. Designed by Elkus Manfredi Architects and developed by Mack Cali, the 68-story tower will be among the tallest structures in the city and the state of New Jersey upon topping out.

Recent photos show the machinery awaiting action on the plot, which is bound by 2nd Street to the north, Hudson Street to the west, Harborside Place to the south, and the 42-story 3 Second Street to the east. The asphalt parking lot will soon be ripped up and the earth drilled for testing. We will likely see more progress in the coming months.

Beginning with the podium, Harborside 8 will contain a multi-story parking superstructure designed to accommodate 505 parking spaces across the first eight floors and will also include an adjacent street-level parking lot. There will be a public outdoor plaza and ground-floor retail space divided into two storefronts spanning approximately 5,437 square feet along the Hudson River and 3,225 square feet facing Hudson Street. Above these are the residential amenities located on floors ten and 11, which include a swimming pool, a fitness center, a yoga studio, a children’s playroom, shared work spaces, a conservatory, shared and private dining areas, and a wine bar. The remainder of the floors will house the planned 680 units, with a breakdown of 206 studios, 266 one-bedrooms, 183 two-bedrooms, and 25 three-bedroom homes.

YIMBY last reported that Mack-Cali plans to commence construction on Harborside 8 sometime this year, with a completion date yet to be announced. The developer also plans to construct an adjacent dual-tower project called Harborside 9 directly to the north. It is still unclear when that will start and finish.

Yeah, that comment did not age well lol. I almost wanna say 2023 here we come, but I don't want to jinx it, and cause some asteroid to hit us.
