MIAMI | Magic City Innovation District Special Area Plan (4+ mil-sqft)

Transit-Oriented Magic City Innovation District Submitted, Includes 2,500 Residential Units

The Magic City Innovation District Special Area Plan was submitted to the city of Miami for review last month.

According to the documents, the developers are proposing to build:

2,490 residential units
1,763,820 office square feet (net)
432 hotel rooms
313,165 retail square feet (net)
5,547 parking spaces in garages


In total, 17 buildings with the tallest at 27 stories are planned. Completion of the entire conecpt will take 10-15 years, with construction to begin in 2020, according to the project website (although existing buildings will be rehabilitated before then).

In a letter, the developer says they intend to build a Transit Oriented Development, with a stop to be built on the Brightline/Tri-Rail Coastal Link track.

Cirque Du Soleil Billionaire Guy Laliberté is listed as having a stake on an ownership statement submitted with the proposal.

Arquitectonica is the architect.

Magic City Special Area Plan Set For Vote Today

In total, 17 buildings with the tallest at 24 stories are planned, spanning six city blocks.

Leasing is already underway for the first phase, which includes renovating warehouses to provide 200,000 square feet of commercial space. Renovation is already underway, with occupancy in September 2018.

The second phase of the project will include the Forest of Curiosities park created in partnership with Lune Rouge, the Montreal-based enterprise founded by Cirque de Soleil founder, Guy Laliberté. The park promotes innovation, creativity and entrepreneurship and will have a central role in the curation and creative direction of Magic City’s arts and entertainment venues.

Arquitectonica is the architect.

MAGIC CITY INNOVATION DISTRICT GETS FINAL APPROVAL, ACTIVATION WILL BE ‘IMMEDIATE’

The Magic City Innovation District – Little Haiti’s Special Area Plan was unanimously granted final approval by Miami’s City Commission at a meeting last week.

The proposal calls for a walkable urban campus spread over 18 acres. Around 3.8 acres of public civic space is included, including the development of an approximately 2.18 acre landscaped pedestrian promenade named the Promenade du Grand Bois.

A total of 17 buildings are planned, with the tallest reaching 24 stories.


The development is proposed to include:

432 hotel rooms
344,538 square feet of retail
6,081 parking spaces in garages
Potential Virgin Trains or Tri-Rail Stop

Developers say there will be immediate site activation and benefits to the community. Existing factories, warehouses and buildings are already being renovated into leasable spaces for offices, galleries, cafes, restaurants, retailers and pop-up shops.

The developers have also agreed to contribute up to $31 million in payments into a newly created Little Haiti Revitalization Trust, to be overseen by the city. Community beautification projects and the creation and improvement of public parks are among the projects to be tackled by the trust.

Four tenants were announced last month. They include: Diana Lowenstein Gallery, Manmar Entertainment (marketing), Ecovie (recycling start-up), and COOL Creative (advertising).

Additional food and beverage tenants are being courted.

Magic City Innovation District Gets Utilities, Will Include 2,598 Apartments

The developers planning the Magic City Innovation District have signed a utilities deal with Miami-Dade to supply water and sewer.

City records show a construction permit is also now being processed for the first building at Magic City.

According to the August 19 utilities agreement, the Magic City Innovation District will include:

2,598 apartments
283,827 square feet of retail
266,525 square feet of full service restaurant
2,348,728 square feet of office
49,170 square feet of mini-storage
10,849 square feet of bar/cocktail lounge
432 hotel rooms
5,583 square feet of gym/fitness center


The water and sewer connection charge is $5,536,142.91 based on August 2022 rates (to be recalculated based on rates when connected). There’s additionally a Biscayne Basin Sanitary Sewer Special Connection Charge of $3,358,118.16.

The construction permit application for the project’s first tower known as Parcel 11 was filed in May, with the plans submitted in July and now under review.

The Parcel 11 tower will rise 25 stories with 349 units. It was reviewed by the UDRB in November 2021.

According to the construction permit filing, Parcel 11 has an estimated hard construction cost of $111,859,451.
