I used to work in Lancaster but don't anymore so I'm out of the loop on what's going on there now.. I did try and look around online but didn't have much luck. The City Planning Commission hasn't updated their minutes since October 2020, so that's no help either.

I did find this about The Mosaic proposal at Vine & Queen:

The redevelopment of the former YMCA site on North Queen and West Frederick seems to have finally got past the historic commission. The development team of Hankin/LGH Health back in March agreed to save two historic buildings on the site. I believe the project still needs to be approved by city council.

Also back in March, Berger announced plans to reduce their high-rise proposal on the corner of West Chestnut and North Queen from 16 stories down to 11, but the historic commission actually requested Berger go back to the drawing board and add another floor or two. This is the first time I have seen any historic commission tell a developer to add more height to a proposal. I am sure there are other examples, but this must be a rarity.

Additionally, Berger was suppose to appear before the historic commission back in May to present their revised proposal, but they were not on the historic commission's May agenda. I was going to wait to update the thread title until Berger comes back to the historic commission and we get a clear idea of the height and how many floors the final product will be.

Finally, I was in the city a couple of weeks ago and the pedestrian activity seem to be back to pre-pandemic levels. It was nice to see how crowded the sidewalks were. Another note, the first floor of the new parking garage and Lancaster Public Library was still being built out, but I am sure by now they might working on the second floor. You can occasionally see the crane lifting sections of the parking garage in this webcam.

Do you know why the Historic Commission requested them to add more floors??

And that's great news! You should try and grab a photo of the construction progress, I'd love to see it. I used to work right near there and enjoyed watching all the demolition.

It's really amazing to see this in this market. Harrisburg is such an odd place, the opposite of what you would expect is usually what happens.

When Berger reduced the height of the building, they decided to add an 11 story wing off the northwest corner of the building. This wing follows an existing ROW back to North Market Street. At least one commission member, Steve Funk, and a member of the public criticized this awkward looking "appendage". Funk then preceded to ask Berger to consider reducing or eliminating the 11 story wing and adding another floor to compensate for the loss of units. Hopefully, they listen to his suggestion. I dined at El Sol last week. That building is really changing the vibe of the that block of 3rd Street. It doesn't feel like an empty void as you walk toward Chestnut Street now.
