A bit off topic: what happens in Bushwick? I've seen pics this weekend on Instagram from I guy who moved from São Paulo and he was hanging out there, even though living in Hell Kitchen.

It seemed to me a bit like Berlin.

Bushwick is known for its venues catering to House music. It does have somewhat of a Berlin party scene vibe, but not quite as progressive.

Any predictions on when NYC will hit 9,000,000 per Census or city estimates?

My guess is 2025. Immigration will lead the way, as it always has.

Housing creation will be key. The city probably builds about 6,000 affordable units a year and several times that in market rate housing.

It was fairly obvious that the census estimates were grossly underestimating before 2020, but it's really hard (for me) to get a feel for how accurate they are now. That said, I think 9 million by 2025 is a stretch. It's totally doable by 2030, though.

I agree with this. I think 2030 is more realistic.

New York City is currently seeing an influx of migrants. I read that the number is 11,000 and has completely overwhelmed the shelter system.

That’s sizable enough that it may have a positive boost on Census estimates/numbers. A lot of migrants have families in NYC, so we may see family size increases.

Get to building, Mayor Adams.

It's overwhelming the shelter system because of the stunts being pulled by the governors in Florida and Texas. But I'm not sure that this is an extraordinary number of immigrants for NYC.

If they extend PATH to Newark Airport, alone with the surrounding neighborhood, I can see the poverty situation start to improve.

Why? Newark Airport isn't in the city of Newark. And the PATH train already goes to Newark.

The extension isn't actually going to Newark Airport, but the surrounding neighborhoods of Dayton and Weequahic. These neighborhoods are impoverished with high levels of unemployment. With the extension of the PATH, these neighborhoods get a one seat ride to the World Trade Center in about 25 minutes. Like Journal Square, there will be great interest in building new housing with the main selling point being the east access to NYC. The new housing will bring jobs and quiet frankly a little gentrification.

There was a planning studio developed by Rutgers that provides an analysis of the potential improvements.

Census Bureau, estimates, as notoriously unreliable as they may be, has New York State losing 524,079 people since the 2020 census. New York City has taken a small hit for sure, but I'm willing to bet most of this loss is from the dying out upstate.

Mayor Adams has been decent in building new housing in the city. My new personal estimate is that NYC will hit 9,000,000 by the 2030 census. There is no doubt though that the pandemic and resulting work from home policies has allowed people to move further one than they normally would since they no longer have to make the commute every workday.

Jersey City is one of the beneficiaries. New Jersey's population remains flat, but Jersey City is growing as evident by all the new rental construction being built. Rents have soared, but still much cheaper to live in Jersey than Manhattan, for example.

And yes, I know Census estimates could be bullshit, but what else are we going to talk about until the 2030 census delivers official results.

Housing has been pretty steady in terms of building permits being issued in the last two years. I think once inflation is curtailed (if...), it'll kick back up. A place like NY, always demand and if more units are built, folks will follow.

The nice though is NJ is aiding in that respect, to fill some of that demand. Jersey City pound for pound kicks above its weight class, and in time, Newark is upcoming. Will further fill that void.

I think if inflation goes down its possible.
Tough to build in this current environment: high inflation rates, high office vacancy (a lot of these REITs holding office towers will be underwater once leases officially expire), and the city didn't renew 421a.
