There have been a couple site plans out there for stadiums around St. Louis. One was in Richmond Heights several years ago, another on the west side of downtown.

Construction has started on the $50-million, 7-story multi-purpose hall at St. Louis College of Pharmacy. The college is nestled within the Washington University Medical Center.

I am 110% angry, dejected, and just plain letdown that the Rams are moving. But the only positive I can think of is that the Cotton Belt Depot can now be reused. I always thought that riverfront stadium plan needed to be overhauled with the Depot built into it like Ford Field has with the Henry Ford Warehouse.

Hopefully, the above plans come to fruition and then when things start cooling off the city can fire up the NFL talks again but this time but the stadium where those oil tanks are and use the rest as anchor developments.

A building demo in downtown Clayton caught on tape. Site will be redeveloped into a mixed-use development (residential and retail) with underground parking.

Opus Group, along with AIG Global Real Estate, is developing a mixed-used, luxury multifamily development with six stories, 120 units and 13,000 square feet of ground level retail space.

The new 13-story, 200-unit, market-rate apartment tower planned by Chicago-based (formerly St. Louis-based) Clayco Development has been modified in design.

It is to be located on the new Loop Trolley line.

it was a toxic situation. the ownership of the blues and the cardinals came out the other night to cheers and chants of "kroenke sucks" to drop the puck. the town knows how to circle the wagons the right way, i'll say.

The design has changed yet again.

It's gone up to 14-stories and 200 feet.

• 6105-23 Delmar is located in the Skinker-DeBaliviere Local Historic District.

• The new building with approximately 200 market-rate apartments and commercial space
would occupy one of the largest parcels on the north side of Delmar Avenue and is
located near the Delmar MetroLink station at Hodiamont.

• The building, proposed to be 14 stories tall, would have a three-story podium facing
Delmar that will be commercial space.

• The new Delmar Loop Trolley would run directly in front of the building.

After a long delay due to environmental issues and cleanup at the site, The tower crane is up for 212 South Meramec in Clayton.

Builders are St. Louis-based Paric Construction and Chicago-based McHugh.

St. Louis County starts work on new plant science district

Hoping to replicate the success of St. Louis’ Cortex technology district, St. Louis County has begun work to create a similar high-tech district in Creve Coeur.

But instead of focusing on medical and life sciences, the Creve Coeur district will aim at plant sciences, taking advantage of research facilities such as the Donald Danforth Plant Science Center that are already there.

The county announced Thursday that Ayers Saint Gross, a Baltimore-based architectural and planning, has been hired to draft a master plan for the new plant science innovation district.

The district, spanning 575 acres, would be anchored by the Donald Danforth Plant Science Center, Bio-Research & Development Growth (BRDG) Park, and the Helix Center Biotech Incubator. It would also include the corporate campus of Monsanto Co.

The St. Louis Economic Development Partnership, a collaborative development effort between the county and city of St. Louis, said Thursday that Ayers Saint Gross had already started mapping ideas for the district, which is designed to attract new companies and create jobs.

The firm has provided planning services for Harvard Medical School in Boston and Washington University in St. Louis, in addition to creating the master plan for the Cortex bioscience and technology research hub in the Central West End.

St. Louis County won a $500,000 grant last year from the U.S. Department of Commerce’s Economic Development Administration to fund the creation of the master plan.

If St. Louis City had massive city square mileage like Houston, Kansas City or Nashville, for example, it would be fairly booming.

St. Louis' inner 'burbs are booming with new residential projects. Below are just a few.

EVO, Richmond Heights, Under Construction
A new $50-million apartment community in the inner suburb of Richmond Heights that will include two, four-story wood-frame apartment buildings with 281 units and a four-story parking garage.

Boland Place, Richmond Heights, Approved
Planned for now includes a 187-unit building with small retail at Dale Avenue and Boland Place.



Sunnen Station Apartments (TOD), Maplewood, Approved
Planned is a four-story building of 174 apartments. About two-thirds of the units will have one bedroom with the remainder two bedrooms. Project will abut a MetroLink Station.







25 North Central, Clayton, Under Construction
A mixed-used, luxury multifamily development with six stories, 120 units and 13,000 square feet of ground level retail space.



Vanguard Clayton, Clayton, Approved
Project being refined. Will include 229 units in five and seven story buildings on 2.5 acres at 8500 Maryland Avenue.

The project also has two floors for a 352-space parking garage. Retail space will encompass a portion of the ground floor.

A project for the Downtown West loft district.

Developer plans boutique hotel in downtown St. Louis

A developer plans to redo the historic, longtime home of International Shoe Co. in downtown St. Louis as a 140-room boutique hotel.

Fe Equus Development, of Milwaukee, bought the building at 1501 Washington Avenue on Feb. 12 and is beginning on the $47 million project’s design.

Tim Dixon, the company’s owner, said Tuesday that he hoped to open the hotel in August 2017.


Dixon said he and his investment partners planned an independent hotel on Washington Avenue.

“We don’t bring a brand,” he said. “We develop a brand within the city.”

Among other Fe Equus projects is the 100-room Iron Horse Hotel in an old warehouse in downtown Milwaukee. Dixon said his hotels were “food centric.” He said the St. Louis hotel, which he has yet to name, would offer food and drink on the main floor.

“We like to say we’re a great restaurant with rooms upstairs,” Dixon said. Planned hotel features include a rooftop swimming pool and a top-floor ballroom. The hotel’s food, beverage and event space will “become the ambassador to our rooms,” he said.

KC investor buys former CPI HQ

Remove the former CPI Corp. headquarters from the list of empty downtown St. Louis buildings and count it among those in line for a loft apartment conversion.


Revive Capital Development LLC, of Kansas City, bought the nine-story building from downtown St. Louis property owner David Jump. John Warren, a vice president of commercial real estate company JLL, represented Jump's 1706 Washington LLC in the sale that closed Monday. No financial terms were revealed.

JLL said Thursday the new owner plans to put loft apartments in the former CPI headquarters at 1706 Washington Avenue. Efforts to reach a Revive representative were unsuccessful.

Erected as the Monogram Building in 1912, the former CPI headquarters is on the National Register of Historic Places as part of the Washington Avenue Historic District.

In announcing the building's sale, JLL said Downtown STL Inc. has in its measurement of the downtown housing market 4,705 apartments and 1,691 condos.

Former Lafayette School in Soulard to become apartments

It’s a different kind of homeschooling.

In Baltimore, Philadelphia, Chicago, Detroit, Kansas City and other cities, developers are converting vacant schools into housing. It’s happening in St. Louis, too.

Seven city public schools have been redone as housing in the last decade.

The next area school to get such a transformation will be Lafayette School at 815 Ann Street, in Soulard. Advantes Development paid $800,000 for the vacant elementary school in July and will spend $3.5 million to outfit it with 36 market-rate apartments.

Brian Minges, the company’s owner, stood recently in front of the school and, half to himself, said, “It’ll be neat when it’s brought back to life.”

Work is set to begin this month with a goal of opening Lafayette Lofts to residents in fall of 2016.

In older cities across the country, unwanted schools are getting redone for offices, manufacturing and — most often — as apartments or condos. More than a thousand such schools become available each year.

Kiener Plaza, the long-time western pedestrian mall/plaza, directly across from the Old Courthouse, on the mile-long Gateway Mall, is now undergoing a $19-million makeover.

The makeover is a part of the $390-million CityArchRiver project, which is adding new museum, new and updated greenspace, parkland over the highway, bike paths, new water features etc. - all of which are intended to better connect Citygarden, downtown and the city to the river and improve visitor/pedestrian safety.
