I think this design could turn out nicely. I think the shape is interesting; it breaks up the mass in a way that will give it vertical emphasis. If the copper-toned 'beams' have the depth that the rendering shows, it will give the facade some depth (even if the break in the material at the balconies gives away the illusion). I really like the two other SCB towers in the immediate area with the elliptical forms (The Kingsbury and the one on Hubbard). The parking podium of the Hubbard tower is visually offensive from certain angles, but the rendering for this one looks similar to how the podium of the Fitzgerald building on Illinois was done (which I like).

The old Cassidy Tire (whatever it originally was) will be a loss, but it's not architecturally significant to me. The color of the brick is great, and it would have a grounding effect on the property and the immediate area, but it doesn't possess a unique value beyond its age, IMO.

I think this tower is a worthy trade off for Cassidy Tire.

I love an old loft building as much as the next guy, but this is a lot of density and, well, we are already preserving a lot of loft buildings in the surrounding area anyhow. Here and there some have to go, so might as well replace it with a high rise

360 N. Green Public Meeting 02.16.22

A few notes from the 360 N. Green Zoom Presentation

-Originally marketed for tech who needed larger floor plates. Who they’re courting now have different floor plate needs

-30% increase in greenspace

-tower moved north along Kenzie

-outdoor dining at plaza level

-90 spaces of parking (floors 3 and 4)

-4th and 5th floor are amenity space

-399’ to the top of the crown

-Perhaps March plan commission

-want to break ground in July?? Deep caisson

-Power Construction

-tentative tenant(s)

The crown has been Ve'd somewhat, but it's still better than the previously approved design.

Agreed, I think 90 spots might be too many here. Just hurts the design overall, at least put it underground.

You'd think we'd have learned from parking podiums past. Looks like Fulton Market will be getting the River North treatment from here on out.

Nothing about this looks like River North. I'd prefer they put the parking underground of course, but this is pretty elegant. The massing reminds me of Lever House.

I'm guessing that cladding is a shot-blasted stainless steel like an Apple Store, so the lightness and reflectivity of that material is the dead opposite of a River North precast turd. It might also be a fritted glass, it's hard to tell...
