Big boys to change Chicago's skyline

In Chicago, a near doubling in downtown land values over the past three years is one of several factors leading some to aim higher, says David Hendrickson, a managing director at Chicago-based brokerage Jones Lang LaSalle who helps developers raise debt and equity.

“You go tall to spread the cost over more units,” Hendrickson says. “You go tall to get better views and therefore higher rents or higher sales. They go hand in hand.”

Nearby, Chicago-based Magellan Development Group is partnering with Chinese investor Wanda Group on the 93-story, 1,144-foot-tall Vista Tower in the Lakeshore East development between Michigan Avenue and Lake Michigan. They plan to begin work on the triple-tower building, which will include a hotel and condos, next summer. It will take about four and a half years to build what would become Chicago's third-tallest building, says David Carlins, Magellan's president.

Construction of buildings 60 stories or taller requires deeper caissons and added structural features to account for wind sway and the absorption of vibrations, which add several million dollars to the cost, Carlins says. He declines to give the projected cost of the Vista project.

“Foreign capital is attracted to taller buildings and more iconic architecture,” Carlins says. “An international investor wouldn't come to Chicago to build a 35-story building. They're coming here to make a statement and expand their brand.

As much as I like the tower, I can already see the cars in the rendering and the podium is certainly not small. This is not a good sign for the amount of cars this project will have.

There was a blurb in an article about something else last week or so saying they want to break ground and start construction basically in 4 weeks from now. So - early November if everything goes to plan for them.

Great article, but it also brings up the many hurdles these proposals face in getting final approval. Additionally, a lot of the comments to the article on the Tribune website seem particularly NIMBYish and negative.

With all that in mind, I'd like to ask you Chicagoans as an outsider, what do you think the odds are these South Loop proposals are actually completed with their currently suggested heights and designs intact? Specifically, it seems 1000 S Michigan may be the most susceptible to cuts and pushback.

Saw on CBS tonight a story about all the new buildings, I don't know about you guys but I always enjoy seeing skyscrapers on TV.
