^I'm still enthusiastic about this one. When a previous iteration of that design was released, there was a positive reception to it. This will close off the wall in front of the Eisenhower. The base is smaller than its neighbors. The design is more than just another bland blue box. It's a slightly better deviation from a bland blue box, I admit. Not bad. Build it.

They pretty much never go up in height from the original proposal do they? Almost always a height chop.

It's happened a few times, but the vast majority of the time in Chicago the situation is always a height chop, more parking, and an uglier design. smh

This is turning out pretty rad. Giving a bit of a concrete jungle (gym) vibe. The red brick (precast) is looking pretty nice as well.

345 N Morgan

Ribbon cutting ceremony for 345 N Morgan with a few interior peeks.

https://chicagoyimby.com/2022/10/rib...on-market.html

Looks like the arch theme is used extensively inside.

Too much bare concrete though for my liking. I still find it strange that this is how a mega developer like Sterling Bay would design their office headquarters in a very unremarkable way. I've wondered if this is just some sort of tax play with them being able to write off construction costs and various construction expenses tax wise, and then they'll just do the same by building another hq in Fulton a few years from now and sell or lease this one.

Edit: Can't find much info about Sterrling Bay moving here. Was I wrong about this? I swore I read that they were moving their own offices here.

Eh the original Harry Potter design was better. This is like the Jerry Potter design.

Dammit, Jerry, Larry, Barry! Why you always gotta ruin everything! (obligatory P&R joke)

They were at 1330 W Fulton, then they moved to 333 N Green a few years ago. Both of them were/are seriously impressive offices. I think they were at 158 N Carpenter during the last recession. Wouldn't surprise me at all if they move again soon. I think like to "put their money where their mouth is". That's gotta give some confidence to prospective tenants - if the developer is moving to their own new office tower then you know all the kinks and punchlist items will get worked out very quickly. And they can also offer up their offices as a furnished suite if a certain tenant comes along and doesn't have the time or the inclination to hire an architect and do a buildout.

Yeah it does look pretty cool. It would have been interesting without the cladding. It seem like the cladding is going to extend to cover the whole concrete support column above the V columns like a drop ceiling of sorts. I wonder if mechanicals are going to be hidden there or if it will just be empty space. It does seem like it's going to be almost the size of a regular floor so I'd guess they'll use it for something?

Yes, but they both are blown out of the water by the other that surfaced a few days ago.

303 E Superior

303 E Superior

Maybe this should get it's own thread? Will be around 600 ft.

Once completed, the full buildout will make the building the largest academic biomedical research facility in the world, rising an extra 340 feet over the 258-foot-tall podium.

^ I think a thread was made for phase 1 like a decade ago and then archived. If so, we could ask one of the mods to update it

Demo permits issued for 558 & 560 W Van Buren Friday. Looks like the initial steps for the broader 566 W Van Buren Development. Will be nice to add some residential units in this pocket. Long overdue.
