Developer plans 40-story apartment tower on high-profile downtown Dallas site
Steve Brown
June 3, 2016

Quote:
The ultra high-rise residential building would sit next door to Dallas’ landmark Fountain Place tower at Field Street and Munger Avenue.

Chicago-based apartment developer Amli Residential is eyeing the project, which would be built on land now used for surface parking.
Quote:
“We don’t have anything to share at this time; we are very early in the process,” said Amli’s Taylor Bowen.

If the development gets off the ground, it would be Dallas’ tallest apartment tower and loftiest residential high-rise since the 42-story Museum Tower condo building opened three years ago.

“I just think this is another indication of what’s going on in downtown Dallas,” said John Crawford of the economic development group Downtown Dallas Inc.

“There is a lot of interest in new residential in the downtown area.”
Quote:
More than a dozen high-rise apartment projects are in the works in downtown and Uptown.

And more than 6,600 rental units are under construction in central Dallas.
Quote:
The land was originally planned for a twin tower to the green glass, rocket-shaped skyscraper that was built in the 1980s.

Ross Perot Jr.’s Hillwood Urban owns the former Bank of America motor bank property just north of the property Amli is considering.

Hillwood Urban has designed an almost 50-story office tower for that block.

I've been gone for 2 weeks and just saw this. Lots of potential for highrises in this area. Can't wait to see which proposal gets underway first.

  • 46 level residential tower at 1800 N. Field St.
  • Property will be concrete/steel with curtain wall glass facade.
  • 9-level concrete podium garage extending 97' above grade.
  • Resi tower on top of podium is rotated 45 degrees.
  • Tower has 6 corners extending up to 562' above grade.
For comparison, below is AMLI River North in Chicago.

It's 543', 50 floors, 409 units and contains 262 parking spaces in a ~10 floor garage podium.

A little on the bland side for Dallas but still quality filler.

Another great find, Maconahey.

I think it's quite commendable AMLI is designing a building to complement its neighbors.

They easily could have built a box.

I like it. So many parking lots to fill in in DTD. Build it.

Amli's Taylor Bowen said construction on the apartment high-rise will start this summer.
Amli's Field Street tower would be the tallest downtown building started since construction began in 2010 on the 42-story Museum Tower condominium building in the Arts District.

Striking new downtown Dallas skyscraper will be tallest in decades

Quote:
Amli hired Austin-based architect Page Southerland Page Inc. to design its $150 million residential high-rise. It will be the tallest new downtown building since the 55-story Chase Tower opened in 1987.
Quote:
"We wanted a very clean, geometric object and the two towers will dance with each other across the garden," Speck said. "It really will be distinctive on the skyline - the kind of signature just another box would never be."
Quote:
The entire skyscraper will be sheathed in virtually the same glass as Fountain Place.

Design for New Apartment Tower Pays Homage to I.M. Pei's Fountain Place
Quote:
A modern-day reinterpretation of one of the most iconic buildings in Dallas could be coming to the north side of the downtown core. Chicago-based developer AMLI Residential has proposed a 45-storey apartment highrise that shares many characteristics with the I.M. Pei-designed Fountain Place, which is located right next door to the development site.

To insure a precise match in color, Page Architects, who are designing the new tower (the original was by Harry Cobb of Pei, Cobb, Fried), got permission to test eight of the new windows in the first tower. They got pretty darn close. Can you tell which are the new widows?

The answers are below, outlined in red.
