Look at all of those parking lots ripe for towers. Where the steel is flower, and the crane is the pollen, when one meets the other, towers grow. In this analogy, the steel is the anther, and the crane is the gametes. It's a symbiotic relationship in urban reproduction.

Forest City Seeks Approvals for Hudson Exchange West Phase II Tower

However, neighboring community organizations are questioning the revised plan. Specifically, Kathryn Moore, President of the Powerhouse Arts District Neighborhood Association (PADNA) states “PADNA questions the amendment because it is not sticking to the only two-year old RDP. […] It would be better if phase one and phase two towers were designed and approved together – before building phase one. Further, all designs and changes should be in perspective of entire RDP, not treating this as a solo lot but thinking about the other towers that will be on the neighboring blocks.”

Second Tower For Massive Hudson Exchange West Development Nears Topping-Out, In Jersey City

The massive upcoming development dubbed Hudson Exchange West will sit close to the waterfront of downtown Jersey City, and the first towers, designed by Perkins Eastman, will yield a combined total of 625,000 square feet. The 18-acre mixed-use master plan is being developed by Brookfield Properties and the grand plan’s second residential tower is already making its way into the skyline, with topping-out now drawing near.

The tower has shot up at a fast pace after rising above ground level late last year, with installation of the exterior facade now underway on the lower levels. The building is visible from the waterfront, and will continue to climb several more floors before topping-out. Views of Lower Manhattan, Midtown, and the Hudson River will be a perk for those with eastern-facing windows, while those facing west get the sunset lighting.

Renderings show a large multi-floor podium with an outdoor terrace and amenities that visually separate the lower section from the main bulk of the building massing.

The first building, called VYV, sits directly adjacent to the north of the construction site. The Hudson-Bergen Light Rail is immediately to the east of both properties, making commutes fairly easy. Both structures will have architecturally identical designs on the outside, and rise from the former location of a Pep Boys auto shop and a parking lot. It takes only five minutes to get to the waterfront from the property.

A completion date for the new structure has not been announced yet. Topping-out is likely by this summer.

Brookfield Taps RKF to Market VYV Retail Space in Downtown Jersey City

New York-based developer Brookfield Properties has tapped brokerage firm RKF to market over 9,000 square feet of retail space at 444 Warren Street. The property, located steps from the Harsimus Cove Hudson-Bergen Light Rail station, is the second phase of Brookfield’s 18-acre downtown development called Hudson Exchange West.

RKF will market retail space at the base of the 432-unit VYV East tower and next to the 421-unit VYV building.

Hudson Exchange is a joint-venture by Brookfield Properties and G&S Investors, the latter of which owns the 18-acre site. According to Brookfield Properties, the Hudson Exchange project will deliver 5,400 apartment units in 12 towers and 350,000 square feet of amenity, retail and dining space.

The 18-acre site was previously a joint-venture by G&S Investors and Forest City Realty Trust. Forest City was acquired late last year by Brookfield Asset Management in a deal valued at $11.4B. Forest City secured site plan approvals for 444 Warren Street in 2017.

The site of the first residential tower, VYV, formerly housed a Pep Boys auto center. The tower was also the first luxury rental building in Downtown Jersey City to mandate an affordable housing allocation of 20%.

According to a redevelopment plan from Jersey City from 2014, the Harsimus Cove redevelopment includes a park between Fourth and Third streets and between Provost and Warren street.

This is inching towards completion. I don't know what the interior status is but they're nearly done with the outside.
