Not surprised this got a cancelled. The economy is starting to take its toll on projects with the supply chain issues and inflation...
Plans scrapped for 24-story tower in Grand Rapids

Quote:
A developer is ditching plans to bring a 24-story tower containing apartments, office space and parking to “The Wedge” in downtown Grand Rapids.

“It’s not possible in this current economic market for us to move forward with this project at this scale,” Jason Wheeler of Wheeler Development Group said.

Wheeler Development Group let its option to buy the city-owned lot at 22 Ottawa Ave. SW expire on Oct. 1.“It just doesn’t feel right now for us to be taking risks of that size,” Wheeler said.

WDG’s mixed-use development, dubbed City Tower, would have connected to the city’s existing parking structure on the triangular site bordered by Ottawa Avenue, Ionia Avenue and Fulton Street. The project proposal included more than 100 apartments, several condominiums, office space and parking.

The crane for Studio Park is in the middle, and Corewell Health's (Spectrum's new name) Ambulatory Care tower is on the far right.

Another huge redevelopment project being proposed in Grand Rapids. Trinity Health Saint Marys is proposing to build a 9-story mixed-use building that will replace 10 surface lots. With more projects like this, Grand Rapids will be a totally different city in 10 years.

Trinity Health Saint Mary’s wants to construct a nine-story building containing housing, retail space, a grocery store, and offices for community service providers on what’s now 10 parking lots across from its hospital on Jefferson Avenue SE.

The building, part of what Saint Mary’s is calling the Heartside Health District Revitalization, would also include 1,000 parking spaces, according to a description of the project.

I wouldn't get too excited about this project. From the article, it doesn't look like it will get funded.

Developer plans 344-unit luxury townhome project near Grand Rapids

Quote:
An Indiana real estate developer plans to build a sprawling townhome community in suburban Grand Rapids.

Terra Haute-based Thompson Thrift Residential on July 27 spent $5.4 million on 28.5 acres at 4111 64th St. SW in the Grand Rapids suburb of Wyoming, according to city property tax records.

The company said last month in a news release it plans to build a 344-unit luxury multifamily community on the property called The BLVD at Wilson Crossings, with a late 2023 target opening date.

The Wyoming Planning Commission approved the firm's proposed site plan for the vacant property at its March 15 meeting.

The McConnell has been approved.
City OKs 432-unit apartment tower, food hall near downtown Grand Rapids

Quote:
The Grand Rapids City Planning Commission approved plans for a 10-story, 432-unit mixed-use development just south of downtown.

At its Thursday meeting, the commission unanimously approved special land use and optional plan review requests for the project, which would bring market-rate housing, retail and restaurant space to 13 McConnell St. SW, near the corner of Wealthy Street and Division Avenue.

Developers for The McConnell are Jon Morgan, principal at Chicago-based Krika Development, Michael Parks, managing partner with Boston-based Spire Investment Properties, and Laura Fisher, co-founder of Suitepeople, who lives in McLean, Virginia.

Boston Square Together
The city of Grand Rapids Brownfield Redevelopment Authority will use a $1 million brownfield grant to address environmental contamination in the Boston Square neighborhood, where the multi-phase Boston Square Together development is underway on property owned by Rockford Construction.

The development includes the construction of two buildings containing 102 mixed-income residential apartments and 16,000 square feet of commercial space. Other phases of the development are expected to include additional mixed-income residential apartments and townhomes, commercial spaces for local businesses, a community hub with an early childhood center, an amphitheater and a public park.

Construction on Hillcrest Apartments could tentatively start by the end of April 2023 and wrap up by the summer of 2024, Talbot said. Grand Rapids-based Pinnacle Construction Group Inc. is designing and building the project.

The 45,000-square-foot building would contain about 1,000 square feet of commercial space for a cafe and 72 total apartments. The residential component of the building would comprise 49 studio apartments that are 350 square feet, 20 one-bedroom units that average 475 square feet and three two-bedroom units at about 1,065 square feet.

^ It's good to see the Creston neighborhood continuing to see good changes. There hasn't been any activity on that site since Google Street View started tracking it in 2007. It's been a prominent empty lot for the past 5 years.

I found some updated photos for Studio Tower. It looks like they are getting close to another pour -

Pair of mixed-used housing developments OK'd for tax incentives in Grand Rapids

Quote:
The Grand Rapids City Commission on Nov. 15 approved Neighborhood Enterprise Zone designations for the Lofts on Grove — a project led by First Companies CEO Jeff Baker in the city's Creston neighborhood — and for the 280 Ann LLC project by developer Jack Hoedeman, a partner with Victory Development Group, on the West Side.

The Lofts on Grove project would include ground-floor retail and 110 housing units deemed attainable to those making 80 to 100 percent of area median income, or AMI, with rents ranging from $1,175 for a studio to $1,850 for a two-bedroom. The 280 Ann project would include first-floor commercial space and 44 apartments affordable to those making 60 to 80 percent of AMI, with rents ranging from $950 for a studio to $1,300 for a one-bedroom.

Grand Rapids' AMI in 2022 is $62,700 for single-occupant households and $71,600 for two-person households, according to the U.S. Department of Housing and Urban Development. That would mean the developments are theoretically attainable for households earning anywhere from about $37,000 to $64,000 a year, depending on the project and unit size.
