Smile NEW YORK | 165 Chrystie Street | FT | 10 FLOORS

Project: 165 Chrystie Street

Quote:
For 165 Chrystie Street, death and inevitable rebirth are upon us. Scaffolding, plywood shed, and netting just went up yesterday signaling the start of demolition and eventual development. Get ready for ten floors serving the upper crust gentry.

You’ll recall that SoHo-based DRK Chrystie LLC acquired the two-story property a couple years ago for $8.4 million. Flashy ODA-Architecture was later tapped to design the ten-story replacement building. Plans for the luxury building were heretofore stuck in bureaucratic purgatory for two years, even as the demolition permits were approved and subsequently issued (December 2014 and January 2016, respectively).

The “disapproved” status no longer applies, though. Department of Buildings approved and issued permits to the applicant back in November. Much like its sister property at 100 Norfolk Street, it’s another boxy stack of glass (without the cantilever). It’ll boast nine full-floor dwellings (presumably condos) including a first-floor duplex across 17,188 square-feet of residential area.

Smile NEW YORK | 30-70 38th Street | FT | 5 FLOORS

Project: 30-70 38th Street

Quote:
New York City neighborhoods are shaped by a strange patchwork of zoning designed for ideal properties in convenient locations. But thousands of lots don’t fit into a perfect, rectangular mold. They’re irregularly shaped, up against the railroad tracks, in a flood zone, or cross between two different zoning districts. That last situation is what brought an Astoria developer to the City Planning Commission on Monday.

Great Neck-based owner George Elliott hopes to build a five-story apartment building at 30-70 38th Street, between 30th and 31st avenues. But his development site is split between two zoning districts, each of which has a different height limit. He wants his whole site rezoned under higher-density of the two, R6B, which allows a fifty foot height limit. The lower-density zoning is suburban-style, where new buildings can only reach up to 33 feet tall and need to have plenty of parking.

If the city approves the rezoning, the developer will build a five-story, 26-unit building. They’d be spread across 27,450 square feet of residential space, and the average unit would measure 1,055 square feet. The development would also have a 13-car garage in the cellar.

Smile NEW YORK | 75 West Broadway | 120 FT | 10 FLOORS

Project: 75 West Broadway

Quote:
Condominium developer Cape Advisors is finally moving on plans for the Tribeca assemblage it acquired for $50 million last year, filing permit applications Wednesday with the Department of Buildings that call for an eight-story mixed-use residential building on the site.

The 55,000-square-foot building at 75 West Broadway will hold 21 apartments across more than 45,400 square feet of residential space, with an additional, nearly 9,700 square feet of ground-floor retail.

Amenities at the building, previously reported to hold luxury condos, will include bicycle storage space, a fitness room and a common terrace area for residents, according to the filing.

There will be three apartments on the second floor – two of which will come with private terraces – and four units on each of the third through fifth floors. The sixth floor will hold two units, each also coming with private terraces, while there will be another two apartments on the seventh floor.
The eighth floor of the project will also house two apartments, one of which will come with a private terrace on the building’s rooftop.

Soho-based Cape Advisors picked up the six-parcel development site on West Broadway, between Warren and Murray streets, for $1,000 per square foot last year.

The hefty purchase price means the developer reportedly will have to sell apartments at 75 West Broadway for north of $3,000 per square foot to make a profit – potentially a challenge in what many consider to be a softening luxury condo market in Manhattan.

The site is located only a block away from another Cape Advisors condo development: a 12-story, 23-unit project known as 30 Warren. The firm, led by Curtis Bashaw and Craig Wood, is seeking a total sellout of nearly $100 million at that building.

Neither Cape Advisors nor BKSK Architects, 75 West Broadway’s architect of record, returned requests for comment.

Smile NEW YORK | 71 Franklin Street | FT | 7 FLOORS

Project: 71 Franklin Street

Quote:
Tribeca‘s 30,000-square-foot, potential mega-mansion is still up for grabs for $50 million. As reported by the Journal last year, the 52-foot-wide, landmarked building at 71-73 Franklin Street would be delivered vacant by its longtime owners to a suitor who could transform the property into a single, seven-story mansion.

The project has launched a website with a handful of renderings prepared by Turett Collaborative to give us a better idea of of what the enormous abode could look like. Last year, Curbed gave us a 43-point rundown of the ridiculous amenities and spaces provided in the plan, which includes more than seven bedrooms, 18 toilets, a nearly 60-foot-long swimming pool, climbing wall, rooftop farm, half basketball court, 20-seat home theater, and a two-floor walk-in closet for the missus of the house.

Smile EAST GARDEN CITY | The Vanderbilt | 60 FT | 6 FLOORS

Project: The Vanderbilt

Quote:
The Beechwood Organization has laid the foundation for The Vanderbilt, the region’s first combined luxury apartment rental and extended stay hotel with 195 units, 178 apartments and 17 hotel suites, for 2018 occupancy. “We have built and sold more than 6,000 homes across the metro area in over 30 years and continue to do so. We also see the need for housing without responsibility. We see young people who are not ready to buy, empty nesters who are transitioning from family home ownership and others who want to be on Long Island but for part of year,” said Michael Dubb, founding principal, The Beechwood Organization.

Located next to The Vanderbilt is Beechwood’s nearly sold out 720-unit Meadowbrook Pointe active adult lifestyle community.

The $85 million Vanderbilt will offer 178 studio, one and two-bedroom rental apartments plus 17 extended stay hotel suites.

The six-story building features an Old World-styled façade. It will have an English garden and private courtyard with outdoor swimming pool and dining. Interiors for the ground level and units are being designed by Stonehill & Taylor.

Smile NEW YORK | 138 Bowery | FT | 8 FLOORS

Project: 138 Bowery

Quote:
The new structure will have ground floor and mezzanine retail space, as well as residential units on the upper floors. Due to the height restriction in the historic neighborhood, the building will be eight stories tall.

Emmut Properties realizes this building site has a great deal of history, and we want to do everything possible to preserve the look and feel of the Bowery. The development that is planned will not only revitalize this section of the Bowery into a more appealing place to live and do business, but we hope that it also increases the quality of life for the people currently living in the area.

Construction Update: 544 Manhattan Avenue

Credit: VITALI OGORODNIKOV

Quote:
The residential, mid-rise street wall around McCarren Park in northern Brooklyn is receiving its latest addition as the six-story apartment building at 544 Manhattan Avenue nears exterior completion. Permits indicate Nicholas Notias of Flushing-based Neptune Mechanical, LLC as the owner and the firm also serves as the construction manager. LMW Engineering Group, LLC is also involved with the project.

Eighteen units will be spread across 15,568 square feet, giving an average of 865 square feet per unit. A 1,782-square-foot commercial component will occupy the bulk of the ground floor. If the renderings are any indication, it will be taken up by a restaurant with outdoor seating facing the park. Eleven parking spaces will occupy 3,960 square feet, accessible via the rear of the building on Leonard Street. The total construction floor area adds to 22,212 square feet, arranged as a residential tower facing the park on Manhattan Avenue and a single-story wing occupying the rear portion of the site.

Construction Update: 51-59 South 4th Street
