The new building would replace the organization’s block-long Harlem headquarters at 2306 Third Avenue, which stretches from 125th to 126th Street. The two-story building hosted a recreation center, religious services, a preschool, and services for the homeless. In the new development, 233 small apartments would be stacked on top of a recreation center and a church. They’d be divided across 139,833 square feet of community facility space, for average units measuring just 560 square feet.

There would be a basketball court and laundry in the cellar, followed by a house of worship on the first floor and a cafeteria, offices and classrooms on the second floor. Amenities would fill the third floor, including fitness rooms, a cafe, offices, a library, and meeting rooms. Apartments would begin on the fourth floor, with 30 units per story through the eighth floor and 17 and 18 units respectively on the ninth and tenth floors. The top floor would be devoted to another dining hall and storage.

Peter Poon Architects, based on Mercer Street in SoHo, applied for the permits.

Rabsky Group is closing in on the purchase of an East Williamsburg warehouse for about $48 million, with plans to reposition it as a office-and-retail property spanning as much as 285,000 square feet, sources said.

The one-story, 146,000-square-foot property at 101 Varick Avenue, also known as 471-485 Johnson Avenue, sits on a 3.4-acre site. M. Fried, a manufacturer of display cases and other retail fixtures, has occupied and owned the property since 1991. Rabsky, one of the most active developers in Brooklyn, is considering converting the existing building on Varick Avenue into a large office building with several tenants, as well as a ground-floor retail component. The building is now used as a mix of industrial, storage and office space. Its ceilings are as high as 22 feet.

In the area, asking rents average $40 to $50 per square foot for office space and $35 to 45 per square foot for retail space. The deal is expected to close in February for roughly $170 per buildable square foot, shortly after M. Fried vacates the property. Pinnacle Realty’s David Junik and Abraham Lowy, who brokered the deal, declined to comment. M. Fried is in the process of relocating its headquarters to Red Hook, where it recently signed a lease for about 50,000 square feet at 110 Beard Street, sources said. A spokesperson for M. Fried declined to comment on the company’s new location.

The Department of City Planning is expected to certify Monday an application from Toby Moskovits to alter the zoning for a nine-story, 480,000-square-foot office building that she is planning to build, along with a partner, at 25 Kent Ave. in Williamsburg, Brooklyn. Moskovits is seeking to eliminate a restriction that requires more than half the property be used for medical, school, nonprofit or religious facilities.

Instead, Moskovits wants to use nearly all of 25 Kent's space for offices that will cater to the growing collection of companies streaming into Brooklyn's budding office market. She would also reserve a component of the project for light-manufacturing use.

By certifying Moskovits' application, City Planning is beginning a months-long approval process, called ULURP, that solicits first the opinion of the local community board and borough president and then approvals from City Planning and the City Council for the zoning change. According to a spokesman for Councilman Steve Levin, the area's local member, he supports the project—a positive sign for Moskovits' effort to rework the zoning.

"We are confident that our plan for 25 Kent Ave. will resonate with community members and elected officials, many of whom have been involved with the project since its inception," said Moskovits in a press statement.

Javits Center by 1.2 million square feet, in an ambitious plan intended to drive more events (and, by extension, cash) to the convention center.

The planned expansion would bring the convention center—already the country's largest such meeting place—to a whopping 3.3 million square feet, and would add five times the meeting space. The proposed expansion could cost as much as $1 billion, and according to Cuomo, construction is expected to begin sometime this year. (We're guessing this means the idea of a Javits-esque convention center at Sunnyside Yards is off the table.)

Sunset Park’s decrepit 68th Precinct may finally be restored to its original luster after decades of abandonment.

Current owner Yosef Streicher bought the turreted Sunset Park eyesore from an unknown seller in July for $6,000,000. Streicher plans to restore the crumbling landmark at 4302 4th Avenue, potentially building an upscale cafe on the lower level of the main building, a community center in the stable, and 10 luxury condos on a neighboring site.

But don’t be fooled by the renderings. New renderings published Friday by numerous outlets were misinterpreted, architect Ben Herzog told Brownstoner. “We’re not proposing a glass cube,” he said.

The renderings show what appears to be a boxy amalgamation of glass towers rising from behind a restored precinct and stable, the new structures entrance visible on 43 Street. Numerous publications hailed the renderings as initial designs.

In fact, the renderings show massing and density only, not design or materials, he explained.

“The main goal we have is to restore the police castle and the stable to all its glory,” Herzog said in a phone discussion, “For that to be financially feasible the developer’s probably going to need to add some square footage to the site.”

The developer has not yet filed plans with the Department of Buildings, and any alterations to the precinct will require permission from the Landmarks Preservation Commission.

When the massive fire leveled the Hong Kong Supermarket in 2009 and destroyed the adjacent tenements, rebound seemed daunting. The death and displacement was devastating, but it left a huge parcel free for development. And that’s exactly what happened, though it took years for the so-called recovery to take hold. Marriott arrived with its Fairfield Inn brand in 2013, permitting another Chinese grocer to occupy the ground floor and basement space. The property on its western flank – 107 East Broadway – (that burned to the ground), meanwhile, was slated for office space.

Permits were filed shortly after the fire, but construction didn’t begin until three years later. Now the new six-story glass structure is ready for some show-and-tell attention after many seasons under construction. Same goes for its ground level retail space, which might soon get wet.

Indeed, a gaggle of co-principals (little prior experience) is collectively eyeing the heretofore unlicensed location for a 34-seat entity (plus bar stools) called Box Hill. Application materials on file with Community Board 3 reveal that the signature “cuisine” offered is “farm-to-table modern British food.” Not sure what that means, really.

One of the last large, vacant lots in central Harlem is about to become an apartment building. The property’s longtime owners, the Fane family, have filed plans to erect a 10-story residential development on the plot at 305 West 128th Street, between Frederick Douglass Boulevard and St. Nicholas Avenue.

The complex would actually include two towers, because the lot runs through the block from West 128th to West 129th streets. It would hold 57 apartments divided across 53,074 square feet of residential space, for relatively spacious average units of 931 square feet.

Each floor would have one to four units each, and both buildings would have roof decks. The cellar linking the two buildings would also host laundry rooms, a lounge, bike storage, and a fitness center.

The development benefits from generous R8 zoning, which doesn’t have height limits and has relatively low parking requirements. The lot size, combined with the number of apartments, means that this developer doesn’t have to build any parking. The permits don’t include any, and it seems like a sensible choice, because the A, B, C, and D trains are only a few short blocks away at 125th Street.
