The application references a controversial previous proposal on the site in 2005. A condo tower called freedom square was eventually green-lighted by the city of Miami despite close proximity to the historic Freedom Tower.

Records show that Manuel Grosskopf controls a portion of the company that owns the site. Grosskopf has a number of other towers under construction or planned throughout the Miami area, including the adjacent 700 Biscayne and Chateau Beach in Sunny Isles. "

700 Biscayne Have Clearance To Fly The Friendly Skies

It's controversially next to the even more controversial 600 Biscayne, to be built immediately behind the Freedom Tower, towering imperiously above it no doubt.

Chateau Group Renewing Approval To Build 700-Foot Towers At 600, 700 Biscayne

Two separate condo towers had been proposed for the sites in the mid-2000s, including a controversial proposal behind and adjacent to the Freedom Tower. The properties were later acquired by Chateau Group, and are used for surface parking an billboard advertising.

In 2013, the FAA issued approval to build up to 700 feet on both sites. An extension was granted in 2015, but the approval is set to expire in January 2017.

I like the designs and this was expected. I just wonder if the Chateau Group is really going to build something or just flip the land since this is prime real estate over looking Biscayne Bay.
After the disappointing decision of the Miami-Dade College not to build on their Biscayne Blvd. property on the other side of the Freedom tower these two proposals would fill in the Biscayne Wall skyline nicely.

FAA Approves 700-Foot Height Of Chateau Tower On Biscayne Boulevard

Earlier this year, an executive with the developer told TNM that Chateau was planning to combine the 600 and 700 Biscayne sites for a “great true mix use development” that takes advantage of development in the surrounding area.

The 600 Biscayne and 700 Biscayne properties are divided by railroad tracks and Northeast Seventh Street.

Parts of Seventh Street have already been closed for Miami Worldcenter’s Seventh Street Promenade, which will be lined with apartments and retail.

RENDERINGS SHOW THREE TOWERS AT 600/700 BISCAYNE SQUARE

Architect Trachtenberg wrote that the project was designed in collaboration with another architect, UNStudio on behalf of developer Chateau Group. It isn’t clear what the status of the project is, however.

Three towers would rise 704 feet – the maximum that has been approved to date by the FAA in the area. They would be be connected by skybridges.

The Freedom Tower is located adjacent to where the project could be built, on land owned by Chateau.

Residential, hotel and retail are among the uses contemplated for the development.

The skybridges would include event spaces and skylounges as amenities for residents, as well as the city of Miami.

The three towers would be rotated and staggered in order to maximize views.

A total of 4.5 million square feet would be built.

I think the mixed-used nature of it gives it good odds as opposed to a mostly office super tall. Speaking of which some Miami super talls in the pipeline have switched in the past from one functionality to multiple ones. Mixed-used seems to be the way.

Being next to World Center (The HY of Miami), I think the odds are good. Demand is quite strong for residential, at least reasonably priced.

I keep reading that due to Latin American demand, Miami's real estate market is booming. However, it seems like a lot of these projects (e.g., Vinoly's) are not getting off the ground. I hope that they do.

I like the skybridges! It would be fun to live in one. Reminds me of sci-fi visions from the 60s.

Some may be wondering why those renderings where removed in post #8 . Developer requested them to be removed.

But at least we got a glimpse of it for now.

I wonder if chateau group will actually ever build these... It seems Trachtenberg's portfolio consists of all towers that were never built (except 2000 ocean and maybe a few others).
