Smile NEW YORK | 205 Park Avenue | FT | 9 FLOORS

Project: 205 Park Avenue (Brooklyn)

Quote:
After overcoming concerns about air and sound pollution, Brooklyn developer Bruchy Lefkowitz is moving ahead with plans for a 90-unit mixed-use development facing the Brooklyn-Queens Expressway near Brooklyn Navy Yard.

Lefkowitz, doing business as 462 Lexington Ave LLC, plans to build a 106,000-square-foot, nine-story building at 205 Park Avenue, according to documents filed Wednesday with the Department of Buildings.

About a quarter of the building’s residential floor area, or 23 units, will be made permanently affordable in accordance with a spot rezoning the developer secured for the site last year, converting the zoning for the vacant lot from manufacturing to residential and commercial.

Smile NEW YORK | 140 Hillside Avenue | FT | 7 FLOORS

Project: 140 Hillside Avenue

Quote:
Following this early milestone achievement, the design team has made public new renderings of the residential building. The illustration reveals a simple brick façade with alternating segments of light and dark brown masonry. Portions of the seventh floor are setback to support what appears to be private terraces for the most premium units.

When complete, the development will comprise 26,466 square feet of residential area. This includes 26 individual apartments measuring over 1,000 square feet apiece. At this time, it is unclear whether the units will debut as condominium or rental properties.

not tall, but it looks lush and rad -- a whole blockbuster of a campus with more terra cotta!

The 1.2 million-square-foot building will occupy the entire block bordered by Varick, Hudson, Vandam, and Spring streets, with ground floor retail and new sidewalk pavings included as part of the package.

Smile NEW YORK | 1526 Sedgwick Avenue | 85 FT | 8 FLOORS

Project: 1526 Sedgwick Avenue

Quote:
Permits for a new eight-story residential building in the Morris Heights section of The Bronx were recently approved by the New York City Department of Buildings. Located at 1526 Sedgwick Avenue, the 85-foot-tall structure is designed by J Frankl Associates and will yield 32,980 square feet with 26,800 square feet dedicated to residential use.

A total of 39 apartments will be created, averaging approximately 680 square feet apiece. Given those modest dimensions, rental units are most likely.

The remaining building area will support a recreation room, laundry facilities, and on-site parking for six vehicles and 20 bicycles.

The structure features a brown and white brick façade, balconies along Sedgwick Avenue, and larger private terraces at the eighth floor of the building. The new renderings also reveal an occupiable roof.

Empire Outlets mall boosts Staten Island tourism

By Lisa Fickenscher
November 28, 2019

Quote:
Staten Island, long mocked as home to the world’s largest landfill, has suddenly become an international tourist destination, The Post has learned.

Since the Empire Outlets mall opened in May, hundreds of thousands of visitors from France, Germany, Denmark, Australia, Brazil and other countries have left the St. George Ferry Terminal and walked next door to scoop up bargains at Nike Factory, Levi’s and Nordstrom Rack, among 27 other retailers.

Overseas visitors now make up the bulk — or 65% — of all Empire Outlets spending, according to the city’s tourism bureau NYC & Co., which examined Visa credit card data. That’s helped push international spending on the island up by 47%, while total apparel spending has grown by 158%, NYC & Co.’s credit card data shows.
Quote:
Tourists interviewed by The Post said they’ve chosen Empire because it’s convenient to the ferry, and they love a good deal.

Some visitors boarded the ferry with the intention of discount shopping, while others say they were lured into making the pit stop after they were handed pamphlets in the lower Manhattan ferry terminal by Empire Outlets greeters.

Pernille and her husband Brian from Copenhagen said they were “very surprised” to find shopping in Staten Island.

“Our friends were here two years ago and they told us there is nothing to do on Staten Island,” Pernille told The Post on Wednesday at the waterfront center, where she scooped up a jacket for herself at Guess Factory.

But Miguel and Ariadna, a young couple from Barcelona, made a beeline for the mall, knowing in advance that they wanted to go to the Nike store, where they spent $200 on three pairs of sneakers and several shirts and socks.
Quote:
Ariadna said they’d thought about going to Woodbury Common Premium Outlets in Central Valley, New York, but decided it was “too far” for them.

Mette of Denmark said she was happy with the bargains she found at the Levi’s store, where she estimated saving about $150 on a pair of jeans and several T-shirts with the Levi’s logo.

Claudia from Sicily said she and her family were fully intent on hopping on the next ferry when they received the bright red pamphlets for Empire and made a last-minute excursion to the shops. They left with full shopping bags from Nordstrom Rack.

For now, Empire Outlets is attracting anywhere from 30,000 to 40,000 visitors a day, and that’s without the benefit of most of its yet-to-open restaurant and bar attractions, which are expected to further increase the amount of time — and money — visitors spend on the island.

This is one of those rare cases where it makes sense to have retail. Main thoroughfare arteries are a no-brainer, and Empire Outlets seemingly landed themselves a goldmine. I hope I can stop by when I return to NYC.

Smile NEW YORK | 1663 East New York Avenue | FT | 7 FLOORS

Project: 1663 East New York Avenue

Quote:
Queens-based developer Like Minded People has released renderings for a recently approved eight-story residential development in Brownsville, Brooklyn. Frank J. Quatela Architect was commissioned to design the new building at 1663 East New York Avenue, which will eventually comprise 42 affordable housing units.

Updated renderings depict a concrete structure enclosed in a gray-hued enclosure. The building incorporates a large setback above the sixth floor that will eventually support a communal roof terrace.

Permits approved in April 2019 disclosed an 85-foot-tall structure with 29,085 square feet specified for residential use. The 42 apartments will average approximately 692 square feet apiece, indicating rentals. The building will also include tenant storage and a rooftop terrace.

A construction timeline for the project, which replaces an undeveloped lot used for glass and car repairs, has not been announced.

Looks nice but I don;t understand why developers don't max out these Riverdale height limits. The views from Riverdale are exquisite with the Manhattan and the GWB.

Because those are the height limits. Riverdale is notoriously NIMBY and much of the neighborhood was downzoned a few years ago. There are only a few sites where true highrises can be built.

The area has some low zoning in general. Riverdale/North Riverdale. Unfortunately developers have to cater to it or file a petition to rezone "X" parcel or block.

Some maps:

1) https://www1.nyc.gov/assets/planning...maps/map1b.pdf

2) https://www1.nyc.gov/assets/planning...maps/map1c.pdf

Now if you compare to the South Bronx, big difference:

3) https://www1.nyc.gov/assets/planning...maps/map6a.pdf

A lot more density can rise.

Speaking of rezoning: NIMBY's II Electric Boogaloo!

Developers might drop affordable housing plan after Inwood ruling

Maddd Equities, Joy Construction planned 611 units before judge nixed rezoning

Quote:
A massive affordable housing project planned for Inwood could turn into an industrial development after Thursday’s shocking ruling overturning the neighborhood’s rezoning.

Jorge Madruga’s Maddd Equities and Eli Weiss’ Joy Construction were poised to take advantage of the rezoning with a development at 3875 Ninth Avenue by West 207th Street. The frequent real estate partners had pre-filed plans with the Department of Buildings in August for a 30-story, 544,000-square-foot project with 611 residential units and about 62,000 square feet of commercial space.

The developers wanted to make every unit in their project affordable for low- or middle-income families and still hope to do so, but the New York Supreme Court decision “potentially changes that,” Weiss said. He and Madruga may now consider an industrial or manufacturing project instead for the site.

Judge nixes Inwood rezoning

The city will likely appeal the decision

Quote:
UPDATED, Dec. 19, 2019, 7:24 p.m.: The Inwood rezoning has just been annulled with the stroke of a pen.

In a New York Supreme Court decision issued today, Justice Verna Saunders granted a petition to nullify the rezoning. Such a reversal is highly unusual.

The neighborhood’s rezoning faced fierce opposition, and last December, Inwood Legal Action filed a petition alleging that the review process was incomplete and did not examine potential socioeconomic impacts. The review process was challenged under Article 78, which allows for challenges to government actions.

“The decision from the judge completely annuls the rezoning and remands it back to the Economic Development Corporation and the deputy mayor,” a New York State Senate source said. “There were eight counts in the petition and they were all upheld.”
