Maybe if they acquired the corner site, the diner, they could develop a larger tower. The boarded up building is not in the assemblage either.

This is GREAT news! Even if they don’t acquire the diner, it’s time is limited and someone else will develop it.

However, I don’t even mind the diner. It’s a clean and unoffensive building. The other garbage on this block was truly disgusting and hideous. I’m ELATED that it’s coming down.

The conveyance of 413 9th is structured in an odd manner. Title will be transferred in 2025, rather than conveying it via an outright deed now. Que sera. I'm glad that this garbage is coming down.

Looks like only a portion of the lot will be for the tower, so the 34th Street building will remain.

Can you tell which portions of this block are coming down? It appears that the three cream-colored buildings and the red brick pos are coming down.

413-421 Ninth Avenue is two blocks from the 34 Street-Hudson Yards subway station, serviced by the 7 train. Also nearby is the 34 Street-Penn Station, serviced by the A, C, and E trains.

Ancora Engineering is listed as the applicant of record.

This is an assemblage for a major new office tower. Crains NY has had articles on this block's redevelopment.

I forgot the developer, but pretty sure it's their second Manhattan tower.

Just realized we had a thread for this, just merged the posts into that one.

178122-square-foot, 31-story office building at 413-419 Ninth Avenue.

Small footprint too which is good.

At 535 ft, it'll probably be a little taller. But at either height it'll be a noticeable addition for that stretch.

While some firms are delaying their office projects, Cove Property Group has decided to make its Hudson Yards tower bigger.

Cove filed plans for a 34-story, 535-foot building at 413 Ninth Avenue, estimating construction costs at $179 million.

The firm had filed plans in April for a 31-story, 178,000-square-foot office and retail building at the site. The new filing calls for 286,000 square feet — a 61 percent upsizing.

It’s not clear why Cove decided to enlarge the project, given the uncertainty in the office market and lenders’ reduced appetite for risk. But it likely reflects a belief in the “flight to quality.” Cove did not immediately respond to a request for comment.

Piecing together the development has already been a Herculean task for Cove and its managing partner, Kevin Hoo. Deemed the “most complicated deal almost anyone has seen” by Manhattan landlord Anthony Kissling, who holds the ground lease, the effort has involved a lease, sublease, sub-sublease and air rights from a nearby condo.

The machinations led to Cove signing the sub-sublease with former New York Gov. Eliot Spitzer and Daren Hornig of Hornig Capital Partners in a transaction valued at $46 million. Cove would pay them, who in turn would pay ABS Partners, which would then pay Kissling.

The project is one block from 441 Ninth Avenue, a Hudson Yards office complex that Cove sold in December 2021 to Los Angeles-based CommonWealth Partners for slightly more than $1 billion. It was the city’s biggest investment sale in two and a half years.

Cove and the Baupost Group had purchased the 700,000-square-foot former warehouse for $330 million in 2016 and redeveloped it into offices for EmblemHealth while adding 17 floors for tenants such as Lyft and Peloton.

Demolition Begins For Office Skyscraper At 413-421 Ninth Avenue In Midtown West, Manhattan

Recent photos show scaffolding and black netting erected around two of the three low-rise buildings that will be torn down to make way for the new development. Demolition should proceed quickly given their modest size, and could likely wrap up before the end of spring.

No renderings have been released yet for the new skyscraper. With a 535-foot-tall architectural height, the structure will appear relatively small in relation to its massive new neighbors in Manhattan West and Hudson Yards, but will still contribute to the vertical density of the skyline in this expanding district.

The closest subways to the property are the A, C, and E trains at 34th Street-Penn Station one block to the east. An anticipated completion date for 413-421 Ninth Avenue has yet to be announced.
