"The final piece of the Market Terminal development near Union Market is coming in to focus.

The development team of Kettler, Carr Properties, Grosvenor USA and Carmel Partners recently filed for a modification to the planned unit development (PUD) for the six-building project to change the use for the final building from office to residential. Interestingly, this was the original proposed use for Building C2 when the PUD was filed a few years ago, but a change to office use was pitched in 2020.

The plans for Building C2, designed by HKS Architects, include 232 residential units, 5,645 square feet for retail use, and approximately 95 on-site parking spaces. The building will have a maximum height of 130 feet, and approximately 11% of the residential units will be set aside as Inclusionary Zoning..."

The Palisades neighborhood of DC is a pretty suburban area that is not close to a metro station and only has bus service.

Ouch! Amazon announced it is delaying its PenPlace development, which is part the second phase of its HQ2 in Pentagon City. My JBGS stock is garbage today.

Hey maybe Long Island City can have another go at it. Amazon in Virginia has always been a peculiar decision IMO.

Phase 1 of Amazon HQ2 is Already built. Over 8,000 new Amazon employees are coming to Crystal City in June.

"There are new plans in the works for a vacant lot along 9th Street NW in Shaw.

Kadida Development Group has filed plans with DC's Historic Preservation Board for a 40-unit apartment building on the lot located at 1322 9th Street NW. The units will range in size from approximately 420 square feet to 1,100 square feet. The new project is designed by Architextual."

"The largest development on the boards for the H Street Corridor is planned for a familiar site.

WestMill Capital Partners (WCP) has plans in the works for a roughly 200-unit apartment project with retail at the AutoZone site at 1207 H Street NE. The design for the development is in the early stages, but WestMill presented two facade design ideas to the ANC 6A Economic Development Committee earlier this week. PGN Architects is the project architect.

Last year, WCP received approval from DC's Zoning Commission for a map amendment to rezone the site as NC-15, enabling medium density mixed-use development with an emphasis on employment and arts and arts-related uses..."

Hopefully an arts and entertainment feature is incorporated into the development. Development cannot come to this parcel soon enough.

I agree. It is a troubled site. My wife and I were eating dinner at an Indian restaurant across the street several years ago and there was a shooting outside of this property.

I was briefly in DC this week and snapped a photo of the development at the southwest corner of 15th St NW & S St NW (and included a before image from Google Street View below). Getting closer to completion and I think it's rather nice infill.

Thank you for posting those photos. I also posted photos of that development a couple of pages back. When I visited DC the last couple of times, I stayed at the Sonder on 16th Street, close to that development.

"New renderings show the public space that will be part of the huge new residential development planned at the Takoma Metro station.

Developer EYA and the Washington Metropolitan Area Transit Authority (WMATA) have a 435-unit mixed-use project in the works for the 6.7-acre site at Eastern Avenue and Cedar Street NW. A large part of the Moya Design Partners-designed development will be two acres of open space split across a public park along Eastern Avenue and an activated retail plaza with terraced steps at the Metro entrance along Carroll Street. New images filed with DC's Historic Preservation Office now show that space..."

I took a couple of photos of development when I was in DC earlier this week. This is in Buzzard Point, looking towards Audi Field.



This residential building is on South Capitol and N Street, SW, across the street from Nats Park.

This is exciting news. Atlas Brew Works already has the location on the other side of the Anacostia on Half Street, SE, right next to Nats Park.

Atlas Brew Works To Open Large Brewpub at DC's Bridge District

"A large brewpub is coming east of the Anacostia.

Redbrick LMD announced on Monday that Atlas Brew Works has signed an approximately 24,000 square-foot lease to anchor The Douglass, the first residential building at the Bridge District, an 8-acre mixed-use project being developed adjacent to Anacostia Park. The brewpub, along with Andy’s Pizza, plans to feature a large tap room, outdoor seating, and brewery operations.

"We're extremely excited to bring Atlas Brew Works' award-winning craft beer to the Bridge District and Anacostia," Atlas Brew Works founder Justin Cox said in a statement. "We pride ourselves on being sustainable stewards and love the eco-conscious design and values of The Douglass development. We're also ecstatic to expand capacity and operations to keep up with demand in over 24,000 square feet of space..."
