Agreed! I wonder how different their proposal is the 2nd time around?

Roosevelt Row apartments sell for $1.2M

The Phoenix offices of Marcus & Millichap (NYSE: MMI), negotiated the sale of The SEBO, an early century historic apartment building located in the prestigious Roosevelt Historic District of Downtown Central Phoenix.

I noticed yesterday that the Stewart Title building and parking lot on the NEC of Osborn and 3rd Ave is fenced off. I didn't know if this was posted, but I don't recall seeing it.

Anyone know what's up there?

Multifamily, 200 units on top of parking. Sort of interesting design that is 8 separate buildings connected by open walkways.

The plans call for preserving the first 30 feet of the Stewart Title (originally a Federal Housing Authority) building on the corner as commercial space/leasing. So you get to keep those stilts (which I kind of like). I'm glad to see it's moving forward.

NOVO (the developer) fenced it off to deter vandalism. It's an apartment redevelopment called Rezide Midtown... they will preserve only the façade of the corner of the building and the demo permit is conditional upon the adequate documentation of the history and a sign-off by the HP office.

edit: looks like someone not posting from a cell phone was able to provide more info while I was typing my response!

Man, I love the mid-century look. Fits in well in Midtown which has some of the best 50's and 60's design in the city.

There is a tower crane being erected at 7th and Glenrosa right now.

Which project is 7th and Glendrosa?

Speaking of tower cranes, the crane for the hospital tower was jumped (not sure why they raised it already). You can see it pretty far away. Gives a good idea of how tall the tower will be and looks like this will make a good dent in the skyline gap from a distance.

I remember it was a big apartment building but I don't remember any of the info... it is HUGE.

Current land ownership for the 7th Ave and Glenrosa site is for The Curve Luxury Apartments LLC. The site was home to a bowling alley (Melrose Lanes) and converted to an APS station. It's been demolished for years. The proposal from several years ago showed a very cool 4 or 5 story apartment complex that had balconies with extensive plantings ala Optima. Hopefully, the plans move forward as it was very distinctive.

Not even close, that project is long dead.

PB Bell doesn't do stuff like that.

P.B. Bell is the managing member of the llc which owns the parcel and a few publications say they secured financing about a year ago.

The project is currently under construction. They finished the project at 16th Street and Highland before beginning this one.

The Curve At Melrose has been in the works for a long time. The original proposal that dtnphx referenced died when the bubble bust in the last go around. The final project currently under construction by PB Bell is considerably more humble, a typical semi-suburban super block design with inward facing apartment entrances and amenities.

I don't think it's all bad, Melrose could use more local residents, but it is another missed opportunity to truly connect one of these beasts with the community that surrounds it. Instead it's another fortress, even more of a monster than Elevation on Central or the identity crisis they erected at 16th & Highland. The projects downtown at least offer more character, these super block mid-rises in uptown are so boring by comparison.

Whatever. The rendering seems nice and offers a tip of the hat to mid-century modern design with the logo and building texture. Though nothing to write home about, the blighted lot has been an eyesore in the area for decades. Vast improvement.

I had been lurking on this forum for the better part of a decade before I posted anything, it's amazing how the members here have been asking for more housing and amenities downtown and now they get them and it's nothing but complaining about it.

You won't hear me complain! To me this is the current pattern of development

Look at Tempe all it got for years and years was housing housing housing. And now office development is exploding. Let the housing and hotels keep building, once city center is seen as a popular destination/place to be the big office development will explode
