Yeah - that's a frustrating one. On the back end, the City's system requires both an APN and an address for permit issuance. But the permit techs seem to enter a null address and just issue to the APN. This is an instance where knowing the KIVA (project) number for the development helps - or looking at the general location on the City's 'My Community Map' tool where you can see reviews/permits visually by location.

Everything listed on the PERMITS search page has already been approved through plan review. The reason it says "Not Issued" is that the permit has not actually been paid for (therefore not formally 'issued' yet). You'll notice for Palm Court's grading permit, the permit number is currently "CGD T811824". The T-Number is a placeholder until the City receives payment for the permit, at which point it will change to a CGD-20XXXXX number depending on when it's issued.

To see if a plan review is actually approved or not - we need to be looking at the Plan Review search: https://apps-secure.phoenix.gov/PDD/Search/PlanReviews

The items found on that search page are not permits, but plans submitted and in review. You can see the status of each review, which reviewers have approved/have corrections, etc.

It's a confusing way to search records online. Other cities do it better.

Source: Former Phoenix Planner (I was the Site Planner for Palm Court when it came in for Preliminary Site Plan) (and still in the industry, somewhere else with a nice view of the grass lawn where the tower is going..)

Nice to know that Palm Court is moving along. It's been in the works over 2 years. I believe there has an PBJ article that said in would be the second tallest residential tower in the state next to 44 Monroe. I think the Link has that and will still be second when Palm Court is built, but I may be wrong.

Palm Court Tower's height is confusing to me. On the "List of Tallest Buildings" for Phoenix on Wikipedia it has it at 296 feet. Looking at the renderings for Palm Court it looks at least 370 feet unless the renderings are wrong.

At one time Palm Court was proposed at 31 floors, I think it was down sizes to 29 floors so i believe 290 ft is about right.

There were 2 proposals for Palm Court. One was from NAD which was around the 370-380' mark and was not the chosen concept. The other is from Will Bruder which is the official proposed tower at 292' to the parapet.

Agreed, that’s a seriously bad orientation, however, looking at the design plans it looks like that’s the most efficient use of the land. Best case scenario they may have been able to put it at an angle with SW/NE orientation. The SW side would be pretty brutal though.

This is confusing, the architects is Will Bruder, however NADG is the developer even though their proposal wasn't selected? On the google document which is generally submitted to the city, NADG is listed where the developer would be.

At least a few of these we know got built right? Henkel, Burton Barr Library but I don't see anything qualifying as a mid or high rise in the list.

That leads me to believe that Will Bruder is the design architect and and NADG may be the architect of record. The happens quite often where a high end design architect handles the concepts and exterior building skin, and an architect of record handles everything else including all the details, which would make sense since Will Bruder is not known as having designed any high rise towers.

After restudying the preliminary Palm Court drawings I misread the seals.Christina Mauck is the civil engineer for the project not architect. Burder is the architect sorry for the misinformation people.

I submitted a records request for most of the permits instead of just the prelim. We'll get to the bottom of it!

I took a drive downtown Friday morning. All the projects where hopping. Past by the Edith lot it still looks the same. Does anyone know the latest on the project?
