I’m kind of ambivalent about this project. Let the area continue to improve for 20-30 years and we can knock this down and get a high quality project there. Although on the other hand we’re stuck with that cheap garbage there for the time being. If it brings residents into an area like that, it could look like dog shit and I wouldn’t care.

The old structure attached to Frankford Hall in Fishtown (I think where a hotel was originally planned) is almost completely demolished now.

Anyone hear of the plans for this lot? It's the most annoying lot in Fishtown by far

Huntington Street Project

I saw this over on Naked City, spent many childhood memories at my Uncle's house on Harold Street which is the next street over, playing in the parking lot of the manufacturing building, also sadly watched the neighborhood kids destroy the empty houses on Harold to Jasper on the same block as this project, that is the reason there is empty lots on the corner. This was late 70's early 80's when this happened. The old bank is a beautiful building.

Edward G. Budd Manufacturing Plant

Not sure If anyone saw this. I was just going through looking at this old building on Google maps and noticed the new 2022 pictures "Budd Bioworks". There a couple videos on the below site outlining the details.

Addition Coming for Industrial Building Near the Huntingdon El Station

Current site of 1807 E. Huntingdon Street in East Kensington:

Project rendering of 1807 E. Huntingdon Street:

Quote:
Thanks to a presentation to the East Kensington Neighbors Association (EKNA), we are pleased to report that some pretty neat plans are in place for this low-rise structure. Where many other proposals as of late have repurposed industrial space for residential purposes, this project will take a hybrid approach. Developers Smith & Roller have decided to roll with the industrial past (and the IRMX zoning) to bring us a mixed-use program that will consist of industrial spaces in the existing structure, paired with 80 residential units in a new structure and overbuild.

55-Unit Building Planned in Northern Liberties at 2nd and Poplar

Project rendering:

Current site:

Quote:
If you take a walk along 2nd Street from Girard Avenue to Spring Garden Street in Northern Liberties, you’ll be amazed at the amount of construction underway. Just a few years ago, there were a ton of vacant and blighted properties lining the thoroughfare, especially on the northern side of the neighborhood. Today, this section of Northern Liberties is one of the biggest hotbeds of development in Philadelphia.

Now, it looks like a prime corner in the core of the 2nd Street commercial corridor will be redeveloped. Catalyst City Development and Southwood Properties plan to demolish the lowrise warehouse on the southwest corner of 2nd and Poplar to make way for a 5-story, roughly 60,000 square foot building with 55 residential units and 9,000 square feet of ground floor commercial space.

Renovation Anticipated At 5627-33 Germantown Avenue In Germantown

Quote:
Recently, Philly YIMBY visited the imposing eight-story prewar building located 5627-33 Germantown Avenue, where a residential renovation is currently being planned. The structure stands on the eastern corner of the intersection of Germantown and Chelten avenues, in the core of Germantown’s primary commercial district, half a block east of Vernon Park. The development will reinvigorate the 90,515-square-foot, 100-plus-year-old structure with renovated ground-level retail and 47 residential units above. Permits list Scott Woodruff as the architect, City Suburban Home Builders, LLC as the contractor, and a construction cost of $7.75 million.

The before and after pictures of the roundabout area once everything is build out is going to look crazy. I didn't know there was another smaller project approved there too - looks great!

I like how this creates a buffer between Fishtown and car centric Aramingo Avenue. I also like how this potentially sets the stage for those pad sites to come down on the west side of Aramingo to be replaced by more multi-family.

July CDR Submissions
1807 E Huntington: Good density near an El stop. Think Naked Philly covered this one recently.
4200 Market: Good density. One of JKRP's less offensive designs (but certainly not the best looking building of all time).
2300 Market: The overbuild that has polarized this forum. A few minor tweaks.
619 N Broad: That lowrise on North Broad with the weird yellow arches. Slight improvements have been made.

Cool project, the beautiful Pomerantz building.

And Montreal based CDI Furniture will be the retail tenant on floors 1 & 2. Good to see a solid retail tenant join Chestnut Street.

I have to say, I like the 619 N. Broad project more now that they've pointed out how it incorporates elements of the synagogue next door.
