I haven’t heard. But “start soon” might be a positive indicator.

No idea on financing, but barrier fences were delivered to the site last week, the Foundation permit application was submitted, and they’re about to have the permits related to grading issued, so I’m assuming it’s going to start pretty soon.

I would suspect that the thing that is going to slow this boom down will be financing and not demand. Money is about to get a lot tighter than it has been since 2008.

Maybe, but to my great shock, the pan-panic of 2020, which manifested in the severest contraction ever, didn’t slow projects the least little bit.

I do my best to keep the forum active as much as I can. It kinda sucks though because I'm not much of a people person, so I just do updates. Lol

It is because of you, Kevin, TheATX, and a handful of others that we constantly have new material to discuss. You start the conversation. Who cares if you add comments after, you are one of the firsts among equals.

There may be some good news in August.

Regardless of the source and any forthcoming info, the Nashville Ritz is key to this. M2 is focused on that project and until it starts, the Austin project is secondary. Nashville boosters seem to think that project is a go, but I still have doubts until it is actually U/C.

If true...that makes me worry about this project. If a developer can only focus on one project at a time then there is something inherently wrong. Maybe they (M2) should have taken on a partner?!? Maybe it's a funding issue with M2?!? Similar to Sutton & Co, M2 just doesn't have the bandwidth to be developing projects this big?!?

Kairoi & Lincoln are putting up Austin's tallest buildings at the same time - and that is just what they are developing there. I'm quite intrigued as to the real reason M2 must have Nashville start first (a smaller project) before "focusing" on the Austin project.

Yeah. Red flag. Seems like they've bitten off more than they can chew.

Yea something seems off about this whole situation. When we have 3 major towers at some stage of construction, 2 of which are the tallest in the city, one of which will be the tallest office tower by the same two companies mentioned above and yet we have to wait until the Nashville project gets going? I'm starting to doubt this will ever happen in it's current state.

Those towers being under construction may be part of it though, considering that this one will be directly next to the Travis and 98 RR, and within 150' of the Modern. It may just not be feasible to do construction on all four at once (and frankly, I'm surprised they can do all 3 that are currently going).

Although, that would mean that there's unlikely to be anything for 3-4 years, and this is probably going to change forms to some extent regardless.
