52-Story Tower Above MPA Garage With 432 Rental Units In The Works

A residential tower that would rise above an existing parking garage in downtown Miami is being prepared for submission to Miami’s Planning Department for review.

In 2013, the Miami Parking Authority board approved a deal with Downtown 56, LLC to redevelop the garage, located at 70 SW First St. The garage is known as the Cultural Center Garage, or Garage 2. It sits on a 28,910-square-foot lot, while Downtown 56 owns an adjacent property sized at about 17,000-square-feet.

As part of the project, a 52-story tower with 432 rental units is planned for the empty lot. The garage is to be restored, refurbished, and brought up to code, while adding additional spaces and ground-floor retail.

Submission to the city is expected within the next ‘couple of months’, an MPA official told TNM. Once approved, construction is expcted to take 36 months.

Zyscovich is the project architect.

The sheer volume of development going on in Miami at the moment is truly astounding. And while the location near the Metro Mover is spot on and this is definitely an improvement over the existing structure, the tower design on this is pretty bad and should be sent back to the drawing board.

This is still early though. It may undergo a design change like many projects during this stage. Usually what winds up happening is that it will go to the commission, get an early approval, and then we will see them tinker with it. While I don't expect this project to change dramatically, it will most likely look different based on the trend of designs getting modifications through the approval and permitting process. The height is also something that will be okay with the FAA. They recently in the past months approved a flurry of 500 + footers. Many starting construction too recently.

The height should be fine since the Miami-Dade Gov't. Center is about 2 blocks north from this proposal and it stands at 510 feet.

Apparently this deal goes back to May of 2013 with the developer & the City of Miami:

City Garage Getting 47 story Crown.

Forty-seven stories of residences, offices and amenities totaling 415,000 square feet will rise atop a Miami Parking Authority seven-story downtown garage between 56 and 70 SW First St. — while the garage itself will also be upgraded.

Last week the authority approved a proposal from Downtown 56 LLC to redevelop the garage, which the board agreed in April needed renovation.

Now, the company is set to restore the garage to adhere to Florida’s 2010 building code and to make it more aesthetically pleasing, said authority CEO Art Noriega, in addition to building a 54-story, $73 million tower.

Structurally, he said, the garage is in good shape. The problem is code and aesthetics.

Glad to hear this project is still around. It had been 2 years since we'd heard from it and I had feared it was dead. Definitely a good re-use of an old out-dated parking garage. I have no problem with the design not being ground breaking. Its a rental. Probably non-luxury. Something we need a lot more of. The western side of the old CBD is the place for it too.

Now if we can just get rid of those spaghetti i-95 ramps...

53-Story M Tower Submitted For UDRB Review

The project is proposed as part of the redevelopment of the Miami Parking Authority Cultural Center Garage at 70 Southwest First St. Downtown 56 owns adjacent land and was selected as the winning bidder after an RFP from the MPA.

Downtown 56 lists Jorge Brugo of Axis Realty Trust (a principal behind the Pi Art Tech bid for Miami Dade College’s 520 Biscayne) as a contact.

Total Demolition Permit Submitted For 7-Story Downtown Miami Parking Garage

A 7-story parking garage in downtown Miami is set for total demolition, according to a permit application filed with Miami’s Building Department this morning.

The garage is operated by the Miami Parking Authority. There are plans to replace it with a 49-story tower that will have an even bigger parking garage.

According to the demolition permit application submitted on May 12, a total of 124,304 square feet will be demolished at an estimated cost of $300,000. A contractor is not yet attached to the permit.

Lions Group presented plans last year to an MPA Board to combine the garage site with property it owns next door to build the 49-story project called M-Tower.

According to preliminary plans submitted last year, M-Tower is proposed to include:

624 residential units
residential amenities
ground floor retail, and offices for the MPA
717 parking spaces (replacing the existing 658-space garage)
The plans were prepared by architectural firm NBWW.

There does not yet appear to be a construction permit pending for the new tower.

Downtown Miami’s M Tower Submitted To FAA At 605 Feet, Cranes To Rise 705 Feet

Construction Permit Submitted For 650-Foot M-Tower, Contractor Named

Downtown Miami’s M-Tower has moved into the construction permitting phase.

According to Miami Building Department records, an application for a construction permit to build the tower was filed on October 24.

The filing states that the tower will rise approximately 56 stories, or 650 feet.

M-Tower will have 675 living units, the permit filing says.

A filing with the UDRB earlier this year showed the project would also have 694 parking spaces and 10,531 square feet of commercial.

Total hard construction cost is estimated at $191,710,751.

Balfour Beatty is listed as the contractor. Downtown 1st Street LLC of Great Neck, New York is listed as the owner.

The full construction plans have not yet been filed, so review is not yet underway.

A tree permit was also applied for on the same day.

A demolition permit was applied for in May, and is still being reviewed.
