^Awesome. It's about time something happened there. Great news on the M-N station too. I'm still dreaming of a Inwood --> Pelham Bay bored subway under Fordham or at a minimum a surface LRT. Can you imagine the ridership that would have and the investment that would unlock. That would be second only to a T Third ave subway extended to Fordham Rd. The real estate boom that would spark would be monumental.

Robert W. Scarpa Jr. Architect is responsible for the design.

The Beth Rivka School for girls will soon begin construction on a new 12-story building, designed by ODA Architecture. In a recent reveal, the New York-based architecture firm unveiled renderings of the forthcoming development that will incorporate a series of cantilevered floors, a playful mixed-material façade, and an unusual pair of spherical structures on the top levels of the building.

Located in Crown Heights, Brooklyn, the project was commissioned by the international Beth Rivka school system as an expansion of their existing all-girls school to better serve Brooklyn’s flourishing community of Chasidic Jews, and was first revealed by Dezeen.

The 213,000-square-foot building will now incorporate a pre-school, expanded office space, fitness areas, community facilities, a cafeteria, and a landscaped rooftop playground. The two-story “spheres of play” at the apex of the structure will contain column-free, open layout spaces imagined as informal learning spaces for future students.

Aanen Olsen, a vice president of mixed-use development at Brookfield, told LIBN that the firm expects to make a more formal announcement soon.

The Real Deal reported last year that Brookfield plans to “future proof” some malls by turning them into mixed-use “mini cities.”

When built, Manhasset Square will have 355 rental apartments, 72,000 square feet of office space, 73,400 square feet of retail and a 200-room hotel. Most of the apartments will be one-bedrooms, although Brookfield told Newsday last week that two- and three-bedrooms will likely also be built.

Development at 1580 Story Avenue to stand 19 stories tall

massive residential project could be on its way to the Bronx from prolific Brooklyn construction boss Joel Braver.

Braver’s firm Express Builders pre-filed plans on Wednesday with the city’s Department of Buildings for a roughly 293,000-square-foot residential complex at 1580 Story Avenue in Soundview. It would stand 19 stories and 197 feet tall, and include 562 residential units. Newman Design Architects will design the building.

It’s the third-largest filing by square footage in the Bronx this year, and the biggest by unit count, according to an analysis by The Real Deal. (The next largest by unit count is L+M Development Group’s 23-story tower at 575 Exterior Street, which would feature 542 apartments.)

Braver did not respond to a request for comment.

His other projects include a 14-unit residential building at 219 Hudson Street in Soho and a 45-unit residential building at 46 Cook Street in Williamsburg.

New York developer Midtown Equities has partnered with architecture firm Gensler to construct a rooftop extension atop one of Battery Park’s oldest extant structures, known today as One Broadway. The commercial office building was originally completed in 1882, and sits at the same address once occupied by George Washington’s New York headquarters. Considering the age and rich history of the building, approvals are required by New York City’s Landmarks Preservation Commission.

Design proposals for the new development include horizontal additions beginning at the building’s 13th floor. If approved, this would expand the 13th floor to 6,572 square feet, and add a new 14th floor that would yield 6,640 square feet. Proposed alterations also include the restoration and modification of existing stair and elevator bulkheads to match original design intent, as well as a new cooling tower.
