Obviously a little OT, but...
Interesting that you mention that; I think it's mostly attributed to the fact that the neighborhood, though it has suffered from much decline (in terms of population, crime, etc.), is still mostly intact from an infrastructural standpoint. Hell, most of the original building stock from the glory days is still there and in decent shape. And of course, you still have great access to the Green line, Ike, and so on.
Of course this isn't true all the way across the board, but I assume that Austin will still experience the same renaissance that Humboldt Park is beginning to see, regardless of HP's proximity to the 606. Who knows just what kind of transformation there will be in this area in the coming 10-20 years, but I believe it will be positive.
