Just some thoughts...


There is about 45,000 units approved or under construction in Jersey City. There was also about 1,260 units proposed in the last month alone. These were smaller projects that fly under the radar, but certainly add up. Below is the number of new residential building permits by year.

2021: 4,073
2020: 4,766
2019: 6,356
2018: 3,850
2017: 3,656
5yr Avg: 4,540

The next 10-years will be fascinating for Jersey City. It will be just below NYC densities

The ground floor of the property would sport 1,550 square feet of commercial retail space that faces Mallory Avenue plus a 184-space parking garage that would be entered on Culver Avenue. The plans also call for a 400-square-foot dog run to be constructed on the Pollock Avenue side of the property.

The remainder of the development would include 365 residential dwelling units, with over 43% of them set to be studios. 158 living spaces would have that designation alongside 179 one-bedroom apartments and 28 two-bedroom spaces, some of which would feature private terraces.

That component would be located along Mallory Avenue and drop the building height down to a single floor, bringing the structure more in scale with the neighboring properties.

The plot, currently home to a two-story industrial building, is just about a block away from the West Side Avenue station on the Hudson Bergen Light Rail system. A company called DHA Capital has submitted a proposal to tear down the existing structures and replace them with an L-shaped development that would rise six stories and about 70 feet at the highest point.

I'm officially tired of 5-over-1s. This one is OK, but as a whole they're the same repetitive design all over the country.

Looks like the next two Urby towers will soon break ground.

69 floors, 1600 units, 150 units for hotel and 200 parking spaces with valet option, more or less. Don’t remember the exact details.

678 ft for the building. 735 to the tip.

A developer with a large stake in the Marion section of Jersey City is putting together a plan to breathe new life into several underutilized parcels around what could become the area’s newest transit hub.

GN Management & Developers, who are headquartered in Downtown Jersey City, recently offered a sneak peek at their plans for several connecting lots they own at 110-115 Giles Avenue. The company is currently hard at work finishing a nearby high rise at 161 Van Wagenen Avenue and is already collaborating with Hoboken-based MVMK Architecture on their next endeavor.

While specifics haven’t been announced in terms of unit count, GN Management has released some early images of what they envision on the Giles Avenue land. Renderings show a glass-heavy complex sporting floor-to-ceiling windows, with the company’s announcement noting that the project is now in the planning stage.

Lol at the rate Jersey City is building these 500-1000 unit developments, the city at the end of the decade might pass Staten Island's population

Jersey City - 292,449
Staten Island - 495,747

Assuming 1.5 people per housing unit, there is still going to be a need of over 135,000 new units. Jersey City is growing fast, but not that fast.

I think this is one that will greatly grow in height if Marion Station is built. The land to the north is being considered for feasibility of 70 storey towers!

You'd be surprised by how fast Jersey City is growing. The 2022 development map of projects approved/under-construction shows

Downtown: 21,838 units
Westside: 3,475
Bergen-Lafayette: 3,728
Journal Square: 18,121

Total: 47,162 units

This of course isn't even including all the projects completed in 2020 and 2021. 135k new units by the end of the decade is a lot, but very much achievable for Jersey City

I thought they were going with the single, 60 story option? Due to the Shopright being at the base.

I hope you’re right!

The density of the city would be 33,580 people per square mile, exceeding NYC’s density of 29,300.

Jersey City is building about 5,000 units a year and hopefully that greatly increases as there is an abundant amount of new supply that has been approved/entitled.
