Smaller scale project. Doesn't fill as much of the block. Only six units. I'd be ok with it if executed well, but a curb cut in old city for three first floor parking spaces is painful.

I don't know, the more i look at this one the less i like it. Does anyone else dislike the windows, especially along race? Also the material seems cheap.

TBH, new developments in Old City can be pretty hit or miss. This one could be better but I’ll take it.

If you want to see a recent Old City development that’s legitimately bad check out 48 N 3rd. I don’t how it got passed approvals. The driveway/parking area is almost laughably awful.

Two Queen Village Apartments Moving Forward on Christian Street

Just a block away at the southwest corner of 3rd & Christian, a similar project is a bit further along. The long vacant lot at this corner will soon no longer be vacant, as a three-story project from Ambit Architecture is rising on site. When we checked in last June, a fence was still surrounding the lot as it awaited its start. After a few changes in unit and parking count due to neighborhood push-back, look for 30 units to go along with 11 below grade parking spots. Foundations are poured and we’d expect to see this going vertical soon. Construction has been ongoing for awhile now, we have to think they’ll be framing soon. While a handsome and modern design, we can’t help but feel bummed that only three floors will go up on a site that could certainly handle more.

Thanks to a recent zoning meeting by the Fishtown Neighbors Association (FNA), we are thrilled to report that we have some updates for the corner. It turns out that there’s a property that’s separate from the station, and now the folks from Archive Development are teaming up with Canno Design to bring us what we hope is a new landmark for the neighborhood. Plans call for seven-story, 78-unit building with nearly 5,000 sqft of ground floor commercial space with frontage on both Delaware and Frankford Avenues. This building will sit directly behind the station structures at the site, while offering an open public space to extend the neighborhood closer to the water. The white brick-faced building will rise 84 feet and feature a classy combination of arched windows on the lower levels, with industrial style windows deeply recessed above the second story cornice.

Foundations Underway At 809 Diamond Street In Hartranft

Huh? Its a brick building surrounded by other brick buildings, the one next to it damn near looks like its twin.

I thought we like Brick Replicas on this forum now we are bashing them especially in a area that fit well.

These renderings really messed with me for a minute, for a second I thought they moved the Trolley station to the front of the building.

And with an entrance being so close to the Trolley Turnaround will we see cars Loading, Parking & Standing in that area.

I really love that Frankford and Delaware proposal. The white brick, the arches, the 0 parking spaces. If only every new proposal was designed by Canno...
