Tip of the Iceberg? Silverstein Wants More Housing at Hudson Yards

By Stephen Jacob Smith

I am curious as to why this space was zoned (mostly) for commercial. The area is far away from everything.

Silverstein should add the "provocative" bus station in the base (not gonna happen)

Everything over there was considered "far from everything", that's why it's called the Far West Side. But the City is able to create a new business district there because of that, Hudson Yards, of which this is a part of.

The Hudson Yards development is a master plan for the next 30 years. The City expects an average of about 1 msf of office space per year to be built over that time, though it could be a lot more at times, and none at others.

Construction on the roof was for Million Second Quiz.
Picture here: http://www.nytimes.com/2013/09/07/bu...rize.html?_r=0

When I was taking pictures of this building, small group stopped right next to me. I overheard one person saying "We own this site and will build 100 story tower here". Not sure how reliable this street news can be.

This part of Manhattan will be the forefront of the large scale developments. In a year or too I expect a lot more proposals. This part of Midtown, not as busy, will become like the new midtown east in the next decade. I just hope the rental units remain not so expensive.

It's possible, though they would probably need that zoning change for more residential.

That's right.

I meant that this lot is zoned for commercial when its far away from the nearest subway station. The second station was not built.

All eyes are at the other end of the Hudson Yards redevelopment, but we are still waiting to see what takes shape in the north. Another 2 tower development by Silverstein still seems likely.

And obviously such a development could contain a "Whole Foods, Target, and Bed Bath & Beyond".

I wonder why this is taking so long to allow more apartments in the zone. City hall should have allowed a few more apartments by now.

A lot of years went into the study and planning of Hudson Yards. They can't just flick a switch on a developer's whim to allow anything be built. I'm sure Silverstein wouldn't be the last to suggest a conversion to residential. Too much conversion defeats the purpose of Hudson Yards, which is to provide a new commercial district. As always, residential development can be built just about anywhere.

What Silverstein could do, if he just had to get into the ground now, is build the residential component, and reserve a space for future commercial development beyond the retail.

The twin-towered rendering looks pretty good. If it looks like that, I'll be happy.

These will complement the Silver Towers very nicely.

Looks awesome-- I'm liking how the far west side is hopefully going to fill in.

Towers will be build right next to busy Lincoln Tunnel but that area will get major redesign.

A proposal from West 8, Mathews Nielsen, and Weisz + Yoes envisions a “primordial landscape,” with hills being constructed using schist excavated at nearby construction sites, says West 8 principal Jerry van Eyck. Features include a skateboard park, an art park, and a children’s activity area, as well as a kinked bridge that would bring pedestrians above roads leading to the Lincoln Tunnel and deliver them to West 42nd Street.

A team led by Michael Van Valkenburgh Associates and Toshiko Mori took inspiration from Manhattan’s Union Square but rearranged the formal plan “into a kind of carpet,” explains MVVA principal Matthew Urbanski. Benches, plantings, and paved circulation routes similar to those in Union Square would be arranged in a more freeform scheme. Overhead lighting strung between buildings would illuminate the park, and an S-curve bridge with curled edges would bypass tunnel traffic.
