Downtown Phoenix office for sale seen as redevelopment opportunity

Nice surprise to see this lot finally up for sale. Would love to see this torn down and nice mixed-use building with great height. The CVS caddy corner to this lot is still an eyesore with a horrible design.

A flex office building in downtown Phoenix is on the market and could be a prime redevelopment opportunity, brokers associated with the deal said.

The two-story, 53,000-square-foot office is located on the southwest corner of Central Avenue and McDowell Road, and is unpriced and will be sold on a best offer basis. The Valley’s median office price was $164 per square foot at the end of the second quarter, according to Colliers International research.

Jonathan Larsen, Mark Seale and Sally Zesut of Avison Young are representing the seller in bringing the building to market.

“This corner property is one of the last major urban redevelopment opportunities in Phoenix,” Seale said in a statement. “With zoning that allows for a mix of potential uses including multifamily, office, health care, and retail, it provides an opportunistic investor with a prime redevelopment opportunity.”

Seale said he expected interest from California-based investors, who continue to invest in property in Arizona.

“A migration of investors from California has been trending as they seek value in Arizona as it offers lower taxes and construction costs, in addition to other business friendly advantages," he said.

The building was built in 1994 and sits on 3.3 acres of land. The tenant will leave the property after the close of escrow.

The 6-story Home2Suites proposed at 125 E. Jackson that I believe has been discussed intermittently here got a building permit yesterday. Not the coolest project ever, but it will be nice to hopefully have another project start construction. I haven't been down there lately, anyone know if there is any activity already?

C'mon now. I've said a lot of positive things and I'm not saying a negative thing in this conversation. If you don't like reality or the prospect of what reality may bring that's fine, but it says more about your inability to accept things for what they are.

Sorry you're offended, truly don't mean anything by saying a building will probably become apartments or land banked. It's sort of the logical conclusion. Would love to be wrong.

Back in town after a 3 week road trip. Went around this morning to update myself on everything. The hotel lot has a fence and a couple of adjacent trees are roped off. The fence has been there, but the trees were not roped off before. I'd say construction is probably happening soon.

Long is an understatement, I live in NJ and listened until nearly 1am!!

I can't believe how much time was wasted on food trucks! Also there were 3 individuals who voted no for both Garfield House & Astra, I believe all women, whats their deal?

It was good to hear Astra has funding and ready to go!

Also everyone's argument regarding 2nd avenue expansion, its not what the developers want to do, they are being forced, however individuals wanted to the project rejected due to it

There is a large amount of people who live here who still think of Phoenix as their exotic desert refuge from urban living back east.

They have a practically automatic response to any kind of urban development.
