94-Unit Adaptive Reuse Project Planned for Historic North Broad St. Building

Just south of North Philadelphia Station and next to the original North Broad Station building, another sizable plan is in the works. Zoning permits were issued on January 15th to convert the historic 6-story building at 2527 N. Broad Street into 94 residential units.

2527 N. Broad St. was built in 1913 and was originally the home of the E.A. Wright Bank Note Company, which printed currency, stamps, securities, stocks, checks, diplomas, and other documents. More recently, the building has been used as a storage warehouse. The structure was designated to the Philadelphia Register of Historic Places in January of 2020 after being nominated by The Keeping Society of Philadelphia.

A Former Ammunition Factory is Transforming into a Creative Office Complex in Bridesburg

The Frankford Arsenal is a 20-acre complex that originally opened in 1816. Ammunition and weapons were manufactured, stored, repaired, and engineered at the location, which played a major part in the Civil War, World War I, World War II, and The Vietnam War. At its peak, 22,000 people worked at The Arsenal. Everything from muskets to laser weapons technology was developed at The Frankford Arsenal throughout its life as a military facility until it closed in 1977.

In August of 2018, Alliance HSP acquired 6 buildings totaling nearly 210,000 square feet at the complex with the goal of transforming them into creative office and light manufacturing spaces. Alliance HSP is well on its way with multiple buildings already converted and some really cool tenants calling The Arsenal home. Some of those tenants include SoulFull, OATLY! (which I’m drinking in my coffee as I type this), Imperial Yeast, Oat Foundry, Singularis, and Bayada.

Here is all the buildings / lots for sale...Some zones CMX-5. Defintely potential for several huge projects, I just hope for some cohesion. I would rather a master plan for the area than a project here and a project there.

Those properties Garonzik is marketing are:
• The North and South Towers, which are the two signature Hahnemann buildings that sit on Broad and Vine streets and greet those coming off of the expressway at 15th Street. The buildings are connected and together total 630,000 square feet;
• A stretch along 15th to Broad streets that includes a small, five-story building and a surface parking area. Zoned CMX-5, upwards of an estimated 1.1 million square feet can be developed on the parcel; and

The Harrison Street entity owns five buildings that combined total 1.06 million square feet. Those properties are being marketed by JLL and include:
• The 20-story, 590,220-square-foot New College building at 245 N. 15th St.;
• The five-story, 45,837-square-foot Feinstein building at 216-220 N. Broad St.;
• The 15-story, 150,758-square-foot Bobst building at 222-248 N. Broad St.;
• The three-story, 14,700-square-foot Broad Street Clinic at 231 N. Broad St.;
• The 12-story, 261,700-square-foot Wood Street garage.

When do we start developing a pier/waterfront like Battery park in NYC is? I love seeing all of the Boats, Yachts & Ferries in the water in the summer time in that area.

We have piers and room for it so what's missing?

We have a small pier like that: Morgan's Pier. I'm pretty sure part of the Waterfront Redevelopment is a pier like that too.

Different owner. Bart Blatstein owns the Columbus Ave fronting lot. A full size Giant supermarket is confirmed for the site. Not sure what else.

In regards to telework:

Umm...the trend of teleworking for suburbanites have been going on for years, and for those that have done it before the pandemic will continue to do so after the pandemic. For the newbies that were forced to work from home due to the pandemic (and jobs that can be done from home), there will be a percentage that will continue to work one or more days from home and spend the other days in the office after the pandemic is over. Not great news in this regard, but hopefully the city population will increase in the coming years to balance out this reality.

*was* like that. All the marinas have been torn out, and I'm pretty sure the Durst Organization's going to completely reshape the waterfront immediately north of the Ben Franklin Bridge. I'm enjoying the view of the bridge from my windows while it lasts (and trying not to think about what my property taxes are going to look like one day) - in the next decade or two it's going to be absolutely littered with midrises. Thankfully, the Durst Org has been no slouch when it comes to architecture.
