Danish firm Henning Larsen is the design lead on a number of projects in the city (including the Distillery District) ...but this one is likely going to be the first of their designs to get shovels in the ground.

Not sure where this image was sourced but below is a massing diagram for an even taller (@ 77 storeys - 253 metres) 2nd tower on this site. The 2nd tower is identified as 320-330 Front Street West but no application docs yet. Hopefully HPA will be retained to design this tower too... would be quite a block (all 3 existing buildings would have to be demo'd).

95 St. Joseph is a travesty of the principles of architecture. How did the designers and principles at CORE graduate from architecture school? In my day they would have been humiliated into dropping out or failed so badly they would have no option of continuing.

Some revised renderings with simplified colour palette (me likey ;-): Red brick now taken all the way up the tower and some nice arches transitioning from the heritage building to the new build above. One large podium volume coloured bronze and most of the balconies that were on the top half of the tower have been eliminated.

Definitely an improvement for 100 Simcoe, even if the crown is a bit awkward and unfinished, especially viewed from near Roy Thomson Hall, where it will be most visible. Would like to see more thought put towards that side. Otherwise, this is really nice.

Agreed with H20 that 95 St. Joseph is just laughable. The arches make no sense whatsoever. There is zero context for that many arches. And please do not say that the arch of the entrance to the heritage building provides the context. That's just as laughable as the design.

This one is finally headed for approval after a settlement agreement (and multiple revisions) was reached… and in a rare, almost bizarre city planning twist…. instead of an expected haircut, it grew 6 storeys. Unfortunately the city has insisted on the 4 lower floors be setback from the street resulting in a butt-ugly revision at grade ... I love cantilevers but this one looks dumb.

Toronto Future Model showing the progression of the classic waterfront skyline view, looking north. GREY buildings are built.

The largest skyline in the city actually runs south to north from the lake, much of it hidden behind these waterfront 'scrapers. Even the towering financial district is slowly being obscured from the waterfront POV. SCROLL a little bit >>>
