In dreaming of a new Union Station, other cities have ideas to offer

"NEW HAVEN — If Union Station is to become a thriving transportation center, the willingness to create a vision that goes beyond traditional ideas will be critical.

That was the message of three rail leaders from White Plains, N.Y., to Los Angeles, who described their cities’ plans in an online webinar. The head of major stations planning and development for Amtrak spoke about plans afoot in Philadelphia and Washington, D.C.

Representing the city that is most like New Haven, Christopher Gomez, White Plains’ commissioner of planning, said it was up to the residents how much they were willing to dream..."

I am flying Avelo from New Haven for the first time this Monday. The mayor of East Haven claims there will be up to one hundred daily passenger flights at New Haven, which is absurd. Up until this past year, there was no passenger service at Tweed-New Haven.

East Haven mayor calls for full environmental impact statement on Tweed Airport expansion plans

By Mark Zaretsky
Oct. 19, 2022
Shelton Herald

"NEW HAVEN — East Haven Mayor Joe Carfora has asked the Federal Aviation Administration to do a full-blown environmental impact statement on the proposed expansion of Tweed New Haven Regional Airport rather than the more limited environmental assessment already underway.

East Haven "has significant concerns regarding the planned expansion and relocation of operations" at Tweed "as described in the Tweed-New Haven Airport Master Plan Update Final Report dated October 2021," Carfora wrote in an Oct. 7 letter to Colleen D'Alessandro, the FAA's regional administrator for the New England Region.

In doing so, Carfora added his official voice as the chief elected official of one of the two municipalities in which Tweed is located to a chorus of previous calls from neighbors in East Haven and New Haven who oppose airport expansion, the 10,000 Hawks grassroots community and environmental group, Connecticut Fund for the Environment and others..."

I saw that construction recently started on this development. This has an awful lot of surface parking for a development that is right across the street from a Metro North station. It seems like this development really is a missed opportunity. The impervious surface parking seems like it will be harmful with the Ash Creek wetlands immediately next to this.

Construction Breaks Ground On The Crossings At Fairfield Metro Center In Connecticut

"Accurate, a New Jersey-based developer, recently celebrated the commencement of construction for The Crossings at the Fairfield Metro Center in Fairfield, Connecticut. The complex will include five residential buildings, 357 apartments, a new 118-key hotel, more than 20,000 square feet of retail space, roughly 50,000 square feet of office space, and parking areas for residents and guests.

The site is currently addressed as 219 Ash Creek Boulevard, but spans more than 23 acres of land surrounding the new Fairfield Metro-North train station. The site borders a sprawling surface-level parking lot for Metro-North commuters, the Fairfield Metro Conservation Area, and Ash Creek, which extends north from the Long Island Sound...."

It isn't ideal, but they're planning thousands of units of fairly high density, transit oriented housing near Fairfield Metro station. I agree they could do much better on this project, though.

You're never gonna get truly urban housing, however. This is like 50 miles from Manhattan, and in a largely vacant/warehouse area, with no real urban context. But hopefully subsequent projects are much better.

You're correct-- the Fairfield Metro station is 55 miles from Grand Central. There is a development about 1,000 feet from the Fairfield Metro MTA station in Bridgeport that is much better urbanism and seems to get it right. It has minimal setbacks and doesn't have any surface parking.

Also, there is nothing like above-ground power lines to give a place a gritty New England 'Pride of Lowell' feel.

I took this photo this afternoon, which shows how close the development mentioned in the article above is to the Ash Creek wetlands.

Hotel Marcel --New Haven

This looks like a really cool hotel. I want to check it out one of these days. Marcel Breuer, of course, designed the very similar-looking HHS headquarters in DC.

In New Haven, a Landmark Brutalist Building Becomes America’s First Fossil Fuel-Free Hotel

"I’m sitting in the sun-filled restaurant of Hotel Marcel in New Haven, Connecticut, marveling at what’s before me. Not the imposing Marcel Breuer-designed brutalist structure itself. Nor that the landmark building sat abandoned for over two decades and now feels fresh and modern. I’m marveling at my latte. Decorated with a perfect foam flourish, delivered at just the right temperature, it was brewed and steamed with electricity from the hotel’s own photovoltaic solar panels. The same is true of every linen that’s laundered, every remote-controlled shade that is lowered, and every warm bath that’s drawn. Hotel Marcel is the country’s first fossil fuel-free hotel.

The property, part of the Tapestry Collection by Hilton, was the brainchild of local architect and developer Bruce Becker. He grew up in New Canaan, Connecticut surrounded by modernist architecture and, like most of us, knows that the effects of climate change are well upon us. “My street fills up with water when there’s a full moon. You don’t need to be a scientist or any sort of expert to know we have to make radical changes,” he says. His firm Becker + Becker is focused on ensuring that their projects don’t negatively impact the environment..."

Coliseum Site Construction Now Underway

"In that application, local attorney Carolyn Kone described how the City Plan Commission initially signed off on a site plan in November 2020 for the “the construction of a 200-unit multi-use residential and retail building with a 36 car parking garage on Parcel 1A, a private laneway running from South Orange Street to State Street, a public plaza, and a 108 space parking lot to be located on the southwestern side of the Square 10 Site.”

At the time of that approval, she wrote, the Phase I land was to be divided “into two subphases.” Now the city and the developer have decided on separating it out into three.

The Phase 1A part will now have the approved 200-unit multi-use building, the western part of a retail laneway, and the public plaza. The eastern portion of the laneway will be on the Phase 1B parcel, along with a 657-space parking garage that will ultimately be wrapped by residential buildings with 120 apartments. And Phase 1C will have a “lab/office building” to be developed by a firm called Ancora."

Steelpointe luxury apartment project passes environmental hurdles

By Brian Lockhart
June 6, 2023
Connecticut Post

“ BRIDGEPORT — After months of delays caused by environmental issues, the developers of the luxury apartment project at the Steelpointe site are now aiming to break ground on the first phase in around 50 days.

"We're going through the bidding process right now with our general contractor and we have a couple items that we've gone back and redesigned as well," said Robert "Bobby" Christoph who, with his father, Robert Sr., has spent years slowly redeveloping the swath of East Side property between Interstate 95 and the harbor. "We're very positive on this going forward."

Christoph said, and a spokesperson with the Connecticut Department of Energy and Environmental Protection confirmed this week, that the housing has received the necessary state and federal approvals for work to finally begin...”
