With condos being planned, this could be 400 to 450 ft or more based on your typical condo building rising with the allotted sq footage. Its not a big site either. Definitely will be tall for the neighborhood. Your new Manhattan condos have very high ceilings, and suspect given the area, it will be ultra-luxury. Similar to Sutton in terms of luxury, only on a much smaller scale. I don't buy the respect the church additude. The developer I doubt would give up an opportunity. Most likely opting for the 40 floor option. Even at 30, with modern ceiling heights, where looking at 350-400 ft at minimum.

The Seminary in Morningside Heights, hoping to fund a $100 million renovation, is considering a condominium development on campus and the sale of 350,000 square feet of development rights, to the consternation of its social-justice-oriented students.

The religious school at 3041 Broadway, considered the birthplace of black liberation theology and feminist theology, has contemplated development on campus for decades, with plans centered around a “slender building” situation in the northern part of the quadrangle, Rev. Dr. Serene Jones, the school’s present, told the Wall Street Journal.

She wouldn’t divulge exactly how tall a potential building would be, but said it would “respect” the nearby Riverside Church, which stands 293 feet. It would likely stand around 35 to 40 stories, according to Robert Von Ancken of Newmark Grubb Knight Frank.

In a letter, more than 200 students and alumni called for the plan to be halted.

“Building a new high-rise community only for the elite in the heart of the UTS campus is antithetical to the building of a world where all God’s children are to be loved, housed and cared for,” the letter stated.

In her defense, Jones cited theologian Reinhold Niebuhr. “You never make decisions in a morally pure world,” she told the Journal. “We live in a morally complex environment.”

St. Patrick’s Cathedral in Midtown is also looking to sell its air rights.

Weird proposal. A beautiful existing interior courtyard. Only makes sense if Seminary's financial struggles are taken into account. Too bad they don't own a squat ugly building a few blocks away to do this on. Do a google earth view of this campus and try to picture a tower rising out of it. Awkward at best, an abomination at worst.

There will be two such towers in the neighborhood. The Jewish Theological Seminary, just across the street, is doing the exact same thing; selling air rights for a new condo tower on their property.

Seminary plans 42-story tower in Morningside Heights

The seminary, a 182-year-old nondenominational religious education and social justice center, takes up a full block along Broadway, between West 120th and West 122nd streets. Its buildings, constructed in 1910, have fallen into disrepair. Several years ago the institution announced it would pursue a major renovation of the property, including repairs of basic infrastructure, such as boilers, and upgrades that would increase accessibility for visitors with disabilities. However, seminary leaders were taken aback at the cost and extent of work needed.

"It was as if we spontaneously hit the expiration date and the facades and infrastructure of the buildings all began falling apart at once," said Serene Jones, president of the seminary.

To pay for the lion's share of the project, the organization opted to partner with Lendlease and L+M Development Partners. The development team plans to purchase the seminary's air rights and then construct the 42-story tower. The condos will be sold by Lendlease and L+M while the office space, faculty housing and classrooms will be owned by the seminary. The terms of the air-rights deal have not been finalized.

The organization plans to devote $5 million of project funds toward a community investment fund that will be directed toward local projects agreed upon by a nonprofit and local elected officials.

The seminary plans to break ground on the larger initiative in the summer and the development team will likely begin work on the tower around the same time.

That's a very attractive tower.

Given it's a Stern tower with huge ceiling heights + academic space on bottom floors, I wonder if this tops 600 ft.

no way. This is uptown. That kind of height is unnecessary, especially next to a national landmark. There's no need to spend so much to build that high. It will probably be ~450'. The latest highrise to be built in the same neighborhood is 'only' 391' - roughly the same height as the church, which is the only structure even close to being similar in height.

Robert A.M. Stern Architects’ New Morningside Heights Skyscraper Revealed At 100 Claremont Avenue

From the main rendering, the overall design and massing of the building appears relatively uniform, featuring an even grid of large square-shaped windows and a crown with multiple setbacks on the southern elevation.

By the time the tower is topped out, it will change the appearance of the neighborhood substantially, due to the height and presence of the new skyscraper within mostly low-rise surrounds. The views of Riverside Church above the tree canopy as seen from Edgewater, New Jersey have given it a very distinct profile atop Morningside Heights for over a century, and 100 Claremont Avenue should be even more prominent.

A completion date for the new building has not been announced yet, but plans have been put in place to start renovations and possibly commence construction next summer.

It didn't even occur to me until now how close this tower will be to the Vandewater, currently under construction. Interesting area to suddenly be seeing significant development, both high-rise and institutional with the Columbia Manhattanville campus. All of Upper Manhattan's star is on the rise.

I love these prewar-style superluxury towers going up in Morningside Heights. It really pushes the skyline northward, and highlights an underappreciated neighborhood.

Putting aside the academic institutions, this neighborhood has some amazing prewar buildings, esp. along Riverside Drive.

Agreed. I'd like to see some 30+ floor towers scattered around Inwood while we're at it.

Inwood was recently rezoned, and the highest density sites can go up to 400 ft., so you'll be getting that in the coming years.

Its nice too, because some of the Inwood zoning also designates some blocks that are typically 6 floor structures to now build up to 12 floors. Should overall increase the density along with isolated pockets with a 300+ ft limit.

On a side note, parts of Queens need greater zoning, especially some areas with single family homes. Land is to valuable, and housing is in much demand to have that land underutilized.

Demolition Prep Underway For RAMSA-Designed 3041 Broadway In Morningside Heights

A diagram seen on the YIMBY forums shows that a majority of the massing will rise from the block’s inner courtyard, and the main entrance will be located along Claremont Avenue.

It will be very convenient when Seminary fundraising time is underway to have a captive group of super-rich on campus. It's really surprising to me that they went through with it at all, given this place gives birth to NIMBYs. Must've desperately needed the money to go through with this, their own students demonstrated against it mercilessly.

As for the building, I wish it could be more 15 CPW than 220 CPS. I prefer when Stern channels Rosario Candela's asymmetry. And I'm not sure a cantilever is a very elegant solution on this building, at this site. But they didn't ask me, so....
