You can't just swipe big buildings like that, them things are heavy, think about it.

^ cool. that's definitely the nicest of the three shorter proposals. if they don't choose the 80 story monster from duval, i hope they go with united's plan.

Not bad, it kind of looks like a mini version of the City of Capitals tower in Moscow:

New article about potential 80-floor/900 ft. tower. I'm not holding my breath, though of course I'd love it to be real!

I read the article.... The guy (Duval) has developed some biggies in the Far East! Now it comes down to financing.... and approval at "Silly Hall"!

You should put a disclaimer not to read the comments on these articles.

Still really cool that they are close to landing a couple of tentants already. Let's hope this gets built.

Here:

I hate the parking

^^ They were saying over at SSC that maybe Duval might lease space in the office portion, (which isn't going to be much)!

I like the Duval proposal.

The floor allocation looks a bit odd though. Maybe its just me.

It's going to be a long wait until April when the selection will be made. Minneapolis needs a new tallest. It's been since 1974.

Duval is dead

Quote:
1. It is difficult to determine if Duval Development has the capacity to complete the development. No information is given to show previous experience of Duval in any of the comparable projects listed in the proposal. Staff asked you to describe the specific role each of the team members held in the projects depicted. In response, you requested a meeting to “generate confidence” in the project team. The proposal lists only one project with the title “Developer” (the Aqua project in Chicago), and it is not clear that Duval was actually the developer on this project.

2. With respect to the housing developer identified in your proposal, you clarified that Magellan would only serve in an advisory capacity to “verify feasibility of” the residential component. Magellan would not be the housing developer.

3. The proposal’s market study, financial proformas and corporate financial information are incomplete to determine the project’s financial viability. The marketing plan, for instance, simply lists recent real estate and hotel transaction data, and follow up information provided does not provide significant clarification or insight.

4. It is unclear how you will raise the equity shown in the capital proforma since you did not submit corporate financial statements.

5. The information provided on the capital and operating proformas show new assumptions around uses (condominiums) which were not included in the initial proposal. It is unclear from the materials provided how this change in use impacts viability.

just like that it's dead and gone?

man, that dream died fast. bummer.

however, duval's scheme was WAY out of line with what the other 3 development teams believed could be realistically accomplished at that particular site, so it shouldn't shock anyone that they were the first team knocked out of the competition.
