57-unit apartment project pitched in changing corner of downtown Grand Rapids

The Grand Rapids City Commission on Tuesday set a public meeting for Jan. 24 to hear feedback on applications by W&S Development LLC, an entity affiliated with Grand Rapids-based Bazzani Building Company, for a Brownfield Plan Amendment and the creation of a Neighborhood Enterprise Zone at 415 Sheldon Ave. SE on the southern edge of downtown Grand Rapids.

The developer is under contract to buy the property from ICCF Community Homes for an undisclosed sum and plans to build two new five-story buildings on the vacant lot, each totaling 25,000 square feet, that will contain retail and 57 market-rate apartments.

The project, called Wealthy & Sheldon Lofts, is the latest in a building boom near Grand Rapids' Downtown Market, including the 432-unit McConnell apartment tower and ICCF's recently renamed Southgate Senior Living community, formerly Tapestry Square, scheduled to open in early 2023.

Developer plans 250 apartments to 'complete the vision' of Grand Rapids movie theater corridor

^I love seeing all these new developments, but man, that thing looks like a 1990s Holiday Inn. I hope that’s conceptual.

Yeah, that's pretty hideous as portrayed. It HAS to be conceptual - it loos like barely more than a massing model, unless the whole thing is intended to be precast concrete or EIFS. On the other hand, it would blend right in with the rest of the cringe architecture at Celebration Village.

Here's something a little different - some neat photos of the Secchia Piazza project at GRCC, from the past few months. The "skycone" is skirted with translucent, sound-absorbent panels that compliment the color scheme of the glazing in the dome above. The floor is a custom polished concrete product -

GR developer plans 10-story, riverside mixed-use project with 140 residential units

I thought it would be a good idea to create a map showing all of the announced projects for the southern end of downtown - most of which have been posted in this thread. The concentration is insane and will be transformative for this part of the city, even if only a few of these happen.

1) Studio Park project - 16-story addition to existing building with 189 units (under construction)

2) 12,000 seat amphitheater and 1750 apartments (the amphitheater seems like it will happen at some point)

3) Sligh Furniture building renovation (438 apartments, amended plan just got approved by the Planning Commission)

4) The McConnell (432 apartments, 10 story tower)

5) Wealthy and Sheldon Lofts (57 units)

6) Southgate Senior Living Center (56-unit building is done, set to open in 2023)

7) Mary Free Bed/Corewell Health Children's Rehabilitation Hospital (seems like a sure thing)

8) Trinity Health's proposal for a massive 9-story mixed use building (200 proposed units)


So, in all, there are 3122 proposed housing units within basically a 0.5 square mile area. Taking out the amphitheater project, it is 1372 units within about a 1/4 square mile area. As I said, if only a fraction of this comes to fruition it will still have a dramatic effect.

Thanks for putting this together. It is great to see GR's density spreading to the south (and for that matter, to the north and east as well). Although it is taking forever, I think the amphitheater will be a true catalyst of further development along the riverfront, south of downtown, once it is built. The cluster of #'s 4 (The McConnell), 5 (Wealthy and Sheldon Lofts), and 6 (Southgate Senior Living Center) is really changing the feel of that area. #7 is definitely going to happen too, further increasing the density and range of activities in the area.

Every once in a while, when it is a slow week, I think about making a real rundown for this thread, similar in style to the Kalamazoo or Northern Indiana rundowns, which I keep up-to-date. If I ever get around to it, Maybe DetroitSky or another mod could work their magic and bump it to the first post, similar to what was done for the Northern Indiana thread, started by another user. The second-largest city in the state deserves a full rundown. The OP for this thread hasn't been around in 8+ years, so someone else needs to take it over (in my opinion).

Townhome, retail development would transform stretch of Wealthy Street in Grand Rapids

A West Michigan pillar readies for a $75 million expansion

Kent County also designated $1 million to the museum from its American Rescue Plan Act allocation in December, and the The Right Place in September allocated an $800,000 ARPA placemaking grant to the museum.

Dale Robertson, president and CEO of the museum since 2008, said the last time GRPM was significantly updated was around 2016, when it renovated its second and fourth floors to add exhibit, office and school group space.

Cella Building Company moves forward on housing development

The developer aims to help provide housing for employees of Mary Free Bed and Mercy Health Saint Mary’s hospitals. The $17.5 million mixed-use development will include 59 apartments in addition to 1,800 square feet of retail space. The proposed development would be 25,000 total square feet split between two five-story buildings.

“There is a genuine need for market rate housing in this part of Grand Rapids,” said Cella Building Company President Peter Skornia. “As the 2020 Housing Next Report indicated, our city has suffered a housing shortage since before the pandemic. This location provides easy access to downtown and is walkable for people employed at Mary Free Bed or Saint Mary’s.”

The residential component of the development will include studio, one-bedroom, two-bedroom and two-bedroom, two-level lofts.

GRAND RAPIDS — More than 4,700 people once lived in the neighborhood immediately surrounding Trinity Health’s Saint Mary’s Hospital campus back in the early 1900s.

Today, after more than a century of development and change, fewer than 1,000 people call the neighborhood home.

A project that Trinity Health envisions would begin to bring density back to the neighborhood by transforming a four-block area that’s currently used for parking across Jefferson Avenue from Saint Mary’s Hospital, founded in 1893 by the Sisters of Mercy.

Trinity Health this past summer submitted the Heartside Health District Revitalization to Kent County for consideration to receive partial funding through ARPA money. Kent County commissioners did not include the $19 million that Trinity Health sought in a list of projects the ARPA funding will support.

Submitting the project to Kent County for funding gave Trinity Health an opportunity to start a process to check public opinion and gauge support for the concept and potentially forge partnerships that can carry the vision forward.....

Developer plans 2-story, mixed-use project on Wealthy Street where historic building burned down

Family-owned Tatum Bookbinding Co. formerly operated from the space for more than 100 years, according to local media reports at the time of the fire. The McMullen family reportedly bought the business from Ed Tatum in 1962 and ran it until the time of the fire. Terra Firma Properties LLC purchased the property at 680 Wealthy St. SE — formerly 666 Wealthy St. SE — last June for $265,000, according to property records. The Grand Rapids-based development firm owns and manages about 20 commercial, industrial and retail properties across West Michigan.

The city’s Historic Preservation Commission on Feb. 1 will consider site plans submitted by Lott3Metz Architecture LLC to construct a two-story infill structure on the property. Company Principal Ted Lott declined to comment on the project ahead of this week’s Preservation Commission meeting.

The new building would include ground floor retail with two storefronts as well as three residential units on the upper level, according to site plan renderings.

The proposed structure would include two front entrances and a facade that angles back away from the street as it nears the northeast corner, which is designed to be a modern reflection of the recess on the historic structure, according to city planning documents.

Developers pitch ambitious 375-unit housing project at former WWII parachute factory

Smith said the developers would need a separate zoning variance to accommodate freestanding self-storage, so that part of the plan is tentative until approvals can be secured.

"The building on the south end of the site ... we were kind of scratching our heads about what to do with it," Smith said. "We thought maybe we would just tear it down … but one of us said, 'Hey, what about self-storage?'" Smith said. "We had a market study done, and it turned out there was a great deal of demand for it; it really penciled out very well. And then, beyond that, we kind of looked at it as an amenity for the residents, given we anticipate about 700 people are going to live on this site. We've got a lot of studio apartments and one-bedrooms, so it's something that we hope residents will be able to utilize, as well as the general public." A portion of the commercial space will be designated for a food hall, bar and event space, pending future approval of a special land use permit to sell alcohol. Smith said discussions with a prospective tenant are ongoing, and he declined to disclose the operator's name.


"Everything's obviously still in flux, but the food hall would be in the ground floor of the five-story building, and it would integrate with an outdoor plaza," he said. The balance of the commercial space will be marketed to office, commercial, hospitality and retail tenants.

An additional 100 units of housing are planned for a future phase in a ground-up multifamily building that would be constructed on the south end of the site.

Due to the high cost of construction and rising interest rates, the partners plan to seek brownfield and Obsolete Property Rehabilitation Act tax incentives to assist with financing.

"When we put this thing under contract, interest rates were 4 percent, and now they're at seven," Smith said. "That's a big difference on a $150 million project."

Agreement to develop property near Grand Rapids amphitheater approved by arena board

In addition, officials said they hope to have the amphitheater open by 2025.
