Question... the hotel/casino is the biggest part of this, but the rest of the actually developed second part would be an office tower(I only saw the refence late in the article) and just one residential tower(albeit with a sizable "affordable" component?

It seems like with all the local carping surrounding the other contenders,it's getting close to certain this is the odds on favorite, pardon the pun. The hotel rooms making Javits, now getting expanded, finally really appealing has to count for something. A great city needs a world class convention center, and if a casino/hotel is the best bet(again, forgive pun) to get us a naximized Javits c Convention Center, gotta go with it later this year when the choice is announced.

don't really care, but if i had to choose fingers crossed for the western hudson yards site. anything to get that done. and next to the convention center as it should be.

The office tower would be a part of the second phase. There was only supposed to be one commercial tower, but the 3 msf hotel/casino will fill that. So the 2 msf office tower is a new addition.
They would still build the school and apartments, though not all because development rights are limited there.

At the beginning of March, they said it would take 3 weeks to read through the responses before putting out the next round of questions. It took 3 months, but seems they are ready to move forward with it.

It seems we will see a number of proposals moving through the approvals process before they can even be considered for selection.

According to city data, one in seven New Yorkers live in NYCHA housing, with Brooklyn housing 102,907 people within one of their 79 developments. Roughly 11,000 residents of Community Board 13 — which includes Coney Island and Brighton Beach — live in NYCHA residences.

NYCHA sets the household’s rent at either 30% of the household’s adjusted gross income or the flat rent, whichever is lower. According to Diaz, in certain cases, making even a dollar more in your salary can cause your NYCHA rent to increase, so people wouldn’t apply to the casino jobs because they wouldn’t want to see their rent increase.

“How do you guarantee a percentage of jobs are going into the community? You just can’t. You can’t tell me that 50% of those jobs will be for the community because I know for a fact many people that live in NYCHA housing will not take certain kinds of employment because it will cause them to go over their brackets and then their rent goes up double,” she said.

Additionally, Coney also has a high senior population that only need part-time work so that they will not lose their social security benefits.

“It’s not because people don’t want to work, it’s because if you work, they take more from you,” she said.

The pro-casino team is still in preliminary proposal stages. They are currently finishing their Request for Application and waiting on the state to announce a submission date. In the meantime, Cornegy said they are working to go beyond RFA requirements and still meet the demands of the neighborhood.

“This project looks to be one of the largest job creators in southern Brooklyn,” he said.

Furthermore, TSX Times Square will open, creating an even more lively Times Square. And the city is undergoing zoning changes to allow more amusements in areas of the city that aren't specifically zoned for such.

But he controls a site at 11th Avenue and 41st Street, four blocks west of Times Square, that he says is perfect for one because it borders several neighborhoods but is central to none. For that reason, his team argues, the location is less likely than others to raise residents’ hackles.

The field includes SL Green Realty Corporation, which calls itself the city’s largest commercial landlord and wants to build a casino in Times Square with Caesars Entertainment; the Hudson Yards developer Related Companies and Wynn Resorts, which have proposed a casino on Manhattan’s Far West Side; the hedge fund manager Steven A. Cohen, who owns the New York Mets and has developed a bid with Hard Rock for a casino next to the team’s Queens stadium; and Las Vegas Sands, which wants to put a casino in Nassau County.

State officials have not set a deadline for the submission of bids, and the approval process is expected to extend into next year. But Mr. Silverstein’s announcement is probably among the last major proposals to be unveiled before the formal bidding begins.

Mr. Cohen has not unveiled his proposal, but some details have begun to leak out. It involves turning a parking lot into a 25-acre park with a casino and connections to Flushing Bay, with a design by SHoP Architects, the firm that designed Barclays Center, according to a person who has seen the proposal.

On Wednesday, on the 38th floor at 7 World Trade Center, which Silverstein Properties owns and where it has its headquarters, company executives pitched local elected officials on their project, a 1.8-million-square-foot development called the Avenir.

Codesigned by Nancy Ruddy of the CetraRuddy architecture firm, the building would consist of two 46-story towers connected by a sky bridge and resting on an eight-story podium. The development would house at least one hotel, about 100 units of income-restricted housing, a penthouse performance hall and, at its base, the casino.

Political sentiment in Manhattan remains an obstacle.

“I don’t feel like there’s any momentum from actual voters or people who live here for a casino in Manhattan,” said Liz Krueger, a Democrat who chairs the State Senate’s Finance Committee.

State Senator Brad Hoylman-Sigal and Councilman Erik Bottcher, whose districts include the proposed site, attended the meeting on Wednesday. Both declined to comment on the proposal.

Casinos are a recently discovered interest for Mr. Silverstein. In 2017, he told the luxury real-estate publication Mansion Global that he disliked gambling. “I don’t go to racetracks,” he said. “I don’t go to the casinos. I don’t do any of that, but I enjoy buying real estate.”

On Thursday, Mr. Silverstein said his own distaste for gambling was beside the point.

“My personal predilections are subordinated to the needs of the community at large,” he said.

I don’t think the Citifield proposal has a chance because the state would have to switch it from park land. There’s no reason to do that, with so many other options. The logical thing there would be to swap locations with the planned soccer stadium, but that’s why it won’t happen. Though I still would like to see what SHoP came up with.

Silverstein’s proposal, while I like the design, seems to be taking a shot because the site itself is large enough, it’s near the convention center, and all the other cool kids are doing it. But his biggest weakness is transit. New York is a very transit related city, and a major casino needs to have a station nearby, not just close. That’s also the biggest problem with the Con Ed site. Other casinos, like the Saks proposal, is not what the state has in mind, though maybe some years down the line.

They are looking for the biggest, most transformative projects that will reach the most people, and bring in the most bucks. That’s why out of city bids (Yonkers, Nassau) aren’t the most attractive options. And as far as Yonkers and Aqueduct go, they can continue to operate as they do now. The state has limited itself to 3 options, and they need to go where the crowds are, where development can happen, and there is easy access to transit.

If they go with the most sensible options (a BIG if), then I would say Times Square, Hudson Yards, and Coney Island. You’re not going to please everyone, so I don’t even know why they made that pretense part of the selection process. But the politicians on Long Island (Nassau bid) have gotten behind that proposal because they know it would be a plus to the area, despite the NIMBY complaints. We have yet to see that for the city proposals, beyond the support of the mayor himself. It will be interesting to see how that’s resolved.

Being New York City, unlike casinos anywhere else in the country, the building will be tall, scraping the sky, as they say in the City. The proposal calls for two 46-story towers and an eight-story casino. There is a charm to those tall buildings, but elsewhere, casino developers have found that customers like to gamble on the ground floor. They don’t mind riding an elevator to a hotel room, but not a gambling table.

Silverstein is joining a group of would-be licensees, at least 10 by the time the bidding window closes. The other proposals are also partnerships between casino operators and landowners and/or developers. The casino companies are a who’s-who of gaming, including Wynn Resorts, Las Vegas Sands, Rush Street Gaming, Hard Rock International, Bally’s, and Caesars. The developers include Hudson’s Bay Company and its Saks Fifth Avenue, the owner of the New York Mets, Steve Cohen, and Coney Island. There are no lightweights in this contest.

In January, New York announced it would award three licenses in the New York City area, each license costing the winning bidder $500 million. The winning bidder will be expected to spend a billion dollars and hire thousands of New Yorkers. Although the state announced it would offer three licenses, two are probably already taken. Consensus has it that they will go to current operators of racinos, Genting of Resorts World New York City at Aqueduct Racetrack in Queens, and Empire City Casino in Yonkers owned by Vici Properties, a real estate investment trust (REIT), and operated by MGM Resorts.

Every borough, every neighborhood, even every street has its own devotees. They celebrate their unique culture, history, and sense of place. One thing all those mini-cultural zones have in common is this: None has a casino in its DNA. The proposals will all have to win the approval of voters and local politicians. It is estimated that it will take at least a year before the final license is awarded. The other two could happen sooner and are not likely to generate as much resistance. The citizens of Queens and Yonkers have had many years to get used to the idea of gambling in their little corner of the Big Apple.

New York City is a big media town. Anyone who comes to town — athlete, musician, actor, artist, or candlestick maker — has to get used to the media. The New York Times and the rest of the city’s media will be following the casino process closely. At times, it will be a media circus. Due to the increased sensitivity to animal safety, there will be no elephants, tigers, or other animal acts. However, we can expect that a very large contingent of clowns will be sent into the ring.

In addition to enhancements in Macau, Singapore, and the prospect of building a new property in Uniondale, NY, LVS is eyeing Thailand as another destination for an integrated resort, but Politzer didn’t spill ink on that issue.

Betting on ‘The Coney:’ Casino executive hopes to nab coveted NY gaming license up for grabs

The casino and entertainment district, dubbed "The Coney," would feature a 330,000-square-foot gaming floor. Gerrity and his partners, Thor Equities, the Chickasaw Nation and Legends Global Planning also hope to build a 500-plus room hotel and a 90,000-square-foot, state-of-the-art convention center.

"Brooklyn, is known for its vibrancy and its character and, and we don't plan to lose any of that, but just to add on top of it. We're proposing to invest $3 billion into the community," he says. "One of the nicest things is that we have the subway right here, which will be at the entrance of our entertainment district," he says.

Gerrity adds that his company is no stranger to betting big on the Empire State, having already built and operated the first "racino" in New York.

Ironically besides "The Coney" being and absolute ghastly name, "Sands" is actually completely appropriate for CI. If only the teams were switched. I still think "Steeplechase" would be an instantly memorable and throwback name, especially if the development also had other non-gambling amusements.

Rapper Post Malone christened the cutting edge concert space, hanging from the front of the new TSX Broadway building on the southeast corner of 7th Avenue and 47th Street.

The “Rockstar” artist treated New Yorkers and visitors from around the world to an impromptu, 18-minute set — at the height of the evening rush hour.

“This iconic moment not only marks the beginning of a new era for live performances in Times Square but also showcases our commitment to providing unique and unforgettable experiences for fans around the world,” TSX Entertainment co-founder and CEO Nick Holmsten promised.

The entertainment company partnered with chicken finger restaurant chain Raising Cane’s, as well as Harley-Davidson, to sponsor the venue’s christening. Raising Cane’s opened its first NYC location in Times Square in late June.

Besides the expected array of live performances, the new stage and billboard can be rented for premieres, personal use and other marketing stunts.
