The Houston Dynamo Football Club is expanding its presence in East Downtown as the club begins work on its new headquarters adjacent to Shell Energy Stadium.

The club broke ground on the headquarters project in February and hopes to open it in July or August, HDFC COO Jessica O’Neill told the Houston Business Journal. The club initially closed its purchase of an office building at 413 Bastrop St., just a block north of Shell Energy Stadium, for the club’s new headquarters in August 2022. The Dynamo currently has about 10,000 square feet of space for its team office at the George R. Brown Convention Center downtown at 1001 Avenida De Las Americas

The new building will have about 30,000 square feet of space, which will house all of HDFC’s business operations and some of the club’s stadium and soccer operations, O’Neill said. The top floor of the headquarters will have an event space with an outdoor terrace looking into the stadium and an indoor lounge. The space will be able to hold around 150 people and will be used for both internal and external events prior to matches, after games and on non-game days.

“We are eager to have a new home that is a place that our staff, our visitors and our players can call their own,” O’Neill said.

O’Neill said she wouldn’t go as far as calling the new space an entertainment district, similar to what the Houston Astros are hoping to break ground on this fall. She said there’s already a natural entertainment space in EaDo surrounding the club’s stadium. However, she said building out an entertainment hub in the future is an option for the club.

“I don’t know if I would call it [an entertainment district] just yet, but we’re certainly looking at ways to program outside of the stadium with the intention of drawing people into the stadium,” O’Neill said.

The club is working with Houston-based Harvey Builders as its construction company and Houston-based Abel Design Group as its architect for the new headquarters.

During the Rockets’ introduction of new head coach Ime Udoka on Wednesday, team owner Tilman Fertitta accidentally let slip that the Rockets are building a $70 million practice facility.

Fertitta could not yet provide a timeline for the completion of the facility, which he said is being built in the Galleria area and likely won’t be ready by the 2024-25 NBA season.

“I really screwed up. We wanted to do a real formal announcement,” Fertitta said. “We were hoping it would be ready for next season, but just with permitting and everything — we'll lay it all out for you guys soon. And it's really exciting. It's gonna be great. It's in the Galleria area. I think it'll be a great tool to recruit players.”

A midrise condominium building in a small pocket of residential properties in River Oaks is preparing to break ground.

The eight-story Mimosa Terrace when complete will have 16 residences at 2240 Mimosa, according to Houston-based Citiscape. The developer has moved its sales center for Mimosa Terrace to a nearby remodeled house at 2237 Welch in anticipation of construction starting in late May.

The neighborhood south of San Felipe and east of Kirby Drive is attracting larger residential projects. Houston-based Pelican Builders is developing The Lexington, a 40-unit condo building at 2419 Mimosa after selling out The Revere at River Oaks, a 9-story project with 30 units on Welch Street.

Houston-based Lovett Commercial, the developer behind the 550,000-square-foot Post Houston entertainment complex and the Sawyer Yards mixed-use district, has revealed new details on its plans for an adaptive reuse project in the Second Ward.

Lovett Commercial plans to convert the historic Farmer Bros. Co. coffee plant at 235 N. Norwood St. into an arts and music educational campus, company founder Frank Liu said in an interview with the Houston Business Journal.

“There are all of these people who don’t have imaginations,” Liu said. “They say, ‘People aren’t going to go to the East Side.’ But everything is about leadership. We want to provide a place where we can help to nurture the arts and music in an educational way.”

Liu said the 57,000-square-foot building will see some of the same kinds of alterations that the one-time Barbara Jordan Post Office underwent when Lovett Commercial converted it into Post Houston, a sprawling campus that combines the feel of a Tokyo street market with a high-end entertainment district. Post Houston opened in 2021.

The company plans to cut atriums into the Farmer Bros. building, bringing in natural light, and strip away a lot of the interior infrastructure to reveal the existing concrete columns and materials.

“It will be similar to what we did with Post Houston but a little more restrained,” said Lovett Commercial architect Thomas Bett. “Where Post Houston is more of a public-facing building, this would be more catered to specific tenants or uses.”

Lovett Commercial is currently in talks with a charter school about moving into the L-shaped building, Liu said. The remaining space would be set aside for art and music studios, as well as other types of creative workspaces.

The company plans to transform the roof of the building into an event space with a bar.

Liu said he hopes to begin construction work on the building’s renovation in about 18 months.

Phase two of the project might involve developing a ground-up multifamily building adjacent to the existing Farmer Bros. building, Liu said.

Austin-based Bunkhouse is breaking ground on its first Houston hotel.

Bunkhouse will host a May 9 groundbreaking celebration to mark the start of construction on Hotel Saint Augustine. The hotel is scheduled to be completed by the fourth quarter of 2024. Bunkhouse first announced plans to build Hotel Saint Augustine in 2021.

The 71-key, two-story hotel will offer guests access to an event space, a restaurant and a bar.

“As with all Bunkhouse hotels, Hotel Saint Augustine will be deeply rooted with a sense of place. Houston is a vibrant, culturally rich city,” said Bunkhouse Executive Chairman Amar Lalvani. “We’re honored to be adjacent to the internationally renowned Menil Collection, an art museum that we adore.”

The Hotel Saint Augustine will be located on Loretto Drive, which is a two-block road between West Main Street and Richmond Avenue in Montrose adjacent to The Menil Collection campus. Loretto Drive runs through the southern portion of several properties owned by The Menil Foundation Inc. and Menil Properties, according to Harris Central Appraisal District records.

The Marchbanks Co., based in Austin, is developing the hotel for Bunkhouse. The company has worked on other Bunkhouse projects, such as Hotel Saint Cecilia and Hotel Magdalena in Austin as well as Hotel Havana in San Antonio.

The parent company of Houston-based Star Cinema Grill is preparing to begin renovations to the historic River Oaks Theatre, which has been shuttered for over two years.

Houston-based Culinary Khancepts said the space, at 2009 W. Gray St., will receive a full facelift while still paying homage the building’s iconic art deco look.

Gensler's Houston office designed the project, which is estimated to cost $5 million and span 17,000 square feet, according to information filed with the Texas Department of Licensing and Regulation. Information in TDLR filings is often preliminary and subject to change. Star Commercial Construction Group is handling the renovations.

The theater is expected to reopen by the end of 2023. When it does, there will be a full kitchen offering in-theater dining plus curated wine and cocktails.

The Houston Area Women’s Center has broken ground on the first phase of a planned $45 million expansion and renovation project, which the nonprofit said was needed to keep up with the increased demand for temporary housing for survivors of domestic violence, sexual assault and sex trafficking.

The initial phase of the project will see the organization build a new four-story shelter at 3077 El Camino St. that will effectively triple the amount of beds HAWC can provide to women and their children escaping violence.

HAWC’s existing shelter has 120 beds; the new 15,000-square-foot facility will have 360 beds.

“Even while the overall crime rate is going down, Houston remains the No. 1 city in the state when it comes to lethality as a result of domestic violence,” said HAWC President and CEO Emilee Whitehurst. “This new facility will allow us to further expand our ability to aid women in their journey to a self-determined life.”

HAWC has seen growing demand for its services in recent years.

The center saw a spike in demand for shelter beds in the wake of Hurricane Harvey — and even more so during the pandemic with the stay-at-home orders.

The new facility will place an emphasis on security and will offer counseling and behavioral health services, financial empowerment and career counseling, and other services on-site, Whitehurst said.

A redeveloped former Hampton Inn & Suites on Beltway 8 in Westchase promises to provide an upscale experience for overnight guests and poker players alike.

Champions Club Texas opened to the general public at 6440 W. Sam Houston Parkway S. on May 14. It’s a 71-room full-service hotel with a restaurant, a pool — and a private poker club.

California-based hospitality and entertainment company Knighted Ventures purchased the 5-acre property with the then-Hampton Inn in an auction in May 2021, said Champions Club Texas President Isaac Trumbo.

“It was very dilapidated; it was in very bad shape when we got ahold of it,” he said. “I think this hotel was struggling during the pandemic. They had dropped their room rate to $30 a night, for example.”

Knighted Ventures CEO Roy Choi said the hotel was also a haven for crime, including drugs and prostitution. The company immediately shut it down after acquiring it, and renovations started in early 2022. Knighted Ventures used Los Angeles-based SCAAA as the architect and Houston-based Pistis as the general contractor.

Total investment, including the acquisition, was about $12 million, Choi said.

Trumbo and Choi are part of a four-member founders group of Champions Club Texas, which also includes 16-time World Series of Poker champion Phil Hellmuth.

Knighted Ventures is the parent company for various affiliates, including casinos, restaurants and a minor league football team, the Bay Area Panthers.

Champions Club Texas is Knighted’s latest venture, and the Houston hotel and club is the first location. A second one is planned for Dallas.

Austin-based OHT Partners has broken ground on a new 359-unit apartment complex in Houston’s Heights area.

Lenox Heights, as the complex will be called, is scheduled to be delivered at 333 W. 24th St. in mid-2025, the company said May 23. The project will be within walking distance of the Heights’ historic 19th Street commercial district.

Lenox Heights will offer residents a range of amenities, including two resort-style pools, a sky deck with views of downtown, a coworking studio, a fitness center and a pet spa.

Units in the five-story building will include one- and two-bedroom floor plans, ranging in size from 629 square feet to 1,247 square feet. Each unit will be outfitted with stainless steel appliances, quartz countertops, smart-home technology and more.

The project was designed by Houston-based Steinberg Dickey Collaborative.

Rental rates will be determined closer to the project’s opening date, OHT Partners said.

This may have increased in height to 10 floors - at least according to new renderings on the most recent version of the leasing info - updated about a week ago.

The University of Houston is set to break ground in the fall on a new 70,000-square-foot, high-tech Innovation Hub, Ramanan Krishnamoorti, vice president of energy and innovation at UH, told the Houston Business Journal.

The intention is to have a place that will enhance and improve a student’s ability to be creative, he said. The hub will house the Cyvia and Melvyn Wolff Center for Entrepreneurship, the Energy Transition Institute, innovation programs, and Presidential Frontier Faculty labs and offices. The building is projected to open in spring 2025 and will be adjacent to the M.D. Anderson Library on UH's main campus, he said.

“We see the connectivity between research, commercialization and student learning [as] one continuous curve rather than discrete elements,” Krishnamoorti said.

Of the $389 million UH received from the state during the previous legislative session in 2021, $52 million will be used for the Innovation Hub, according to Krishnamoorti.

He said the main impetus for the hub is the concept of bringing together the Wolff Center and the entrepreneurial efforts that it promotes at the university, along with the culture of innovation that is growing among the people in Houston.

The Wolff Center gives students a deep immersion into innovation and entrepreneurship, building business plans around clever ideas in different sectors from service to hard tech, Krishnamoorti said. The center is becoming a powerhouse when it comes to building businesses in that sector, he said.

Meow Wolf, the Santa Fe, New Mexico-based experiential art company, has broken ground on its $42 million Houston location in the city’s Fifth Ward.

The company plans to convert the former Moncrief-Lenoir Manufacturing Co. building at 2103 Lyons St. into a mind-bending immersive art exhibit, showcasing prominent local artists.

Meow Wolf CEO Jose Tolosa said during a May 25 groundbreaking event that the company chose Houston for its fifth location nationally because of the city’s rich history of embracing the arts.

“We open portals of possibility for our participants, for our employees, for our artists, and for our communities. We try to make people see life in a different way,” Tolosa said. “We are about creating impact. Community matters to us. The underrepresented artist matters to us. Creating jobs matters to us.”

Plans for the project were first announced last year.

The company said the Houston location of Meow Wolf will be larger than Meow Wolf's permanent exhibit in Denver, which attracts as many as 750,000 visitors annually. Meow Wolf’s first installation in Santa Fe has seen more than 2 million visitors since opening in 2016.
